Looking At The Future Of Lehigh’s Campus In Bethlehem, PA

In spring of 2021, Singleton, Hitch, and Maida Houses finished construction on the side of South Mountain, the latest of many new developments transforming the Lehigh University Campus in Bethlehem, PA. The development consists of three new residential college houses centered around a small park with outdoor seating and garden space. The development adds 720 beds to the campus, providing accommodations for student residences just steps away from the center of the campus. In recent years, Lehigh has embarked on large transformation development, filling in underused locations at the campus as well as expanding its overall footprint.

Construction Progresses at Seville Apartments in Easton, PA

Construction is making steady progress at the Seville Apartments, a 68-unit mixed-use development situated at 56 North 3rd Street in the center of Easton, PA, a town situated about 40 miles north of Philadelphia. Designed by USA Architects, the building will rise five stories and will hold a total of 84,000 square feet of space, including 1,800 square feet of retail space planned on the ground floor. Residential units located above the commercial space, consisting of 45 one-bedroom units and 23 two-bedroom units.

Permits Issued for 152-Unit Development at 900 North 8th Street in Poplar, North Philadelphia

Permits have been issued for the construction of two multi-family developments at 900 North 8th Street in Poplar, North Philadelphia. The larger of the buildings will be situated at 901-965 North 9th Street. The building will rise five floors tall and include a commercial space. 152 residential units will be situated within the building with each set to be an apartment according to the permit. The structure will be separated into multiple wings and connected by a pedestrian walkway. In total, the building will hold 118,541 square feet of space. Construction costs are estimated at $11,854,100. The other structure will be situated at 900-18 North 8th Street, and will also rise five stories tall. A commercial space will be included in the building, as well as 60 residential units, with each planned to be an apartment according to the permit’s listing. A roof deck is planned on the building at the second floor. Twelve surface parking spaces will be included with the building, with two set to be accessible. Additionally, the building will also have 20 bike spaces. In total, the structure will hold 48,275 square feet of space, with construction costs estimated at $4,827,500.

Steel Continues to Rise at 701 South Broad Street in Hawthorne, South Philadelphia

Significant construction progress has been made at 701 South Broad Street, a seven-story mixed-use development in Hawthorne, South Philadelphia. A commercial space will be situated in the ground floor, with 50 residential units will be included above. The building will also hold four “hotel rooms,” which will likely be used as apartments. The building will feature a modern exterior primarily comprised of brick, with a large amount of gray panels. The ground floor will have floor-to-ceiling windows to help create a welcoming street presence.

Renderings Revealed for 107-Unit Development at 23 West Girard Avenue in Fishtown

A recent Civic Design Review has revealed new renderings are out for 23 West Girard Avenue, a mixed-use development proposed in Fishtown, Kensington. Upon completion, the building will rise six stories tall with 5,406 square feet of commercial space on the ground floor. The upper floors of the building will host 107 residential units, which will occupy the vast majority of the 104,160 square foot building. The building will also offer a 6,000 square foot roof deck which will likely offer sweeping skyline views. There will be 29 parking spaces included with three for electric vehicles and one as a car share spot. JKRP Architects designed the building.

Renderings Revealed for 104-Unit Development at 1631 South 52nd Street in Kingsessing, Southwest Philadelphia

Renderings have been revealed for a two-building, 104-unit multi-family development proposed at 1631 South 52nd Street in Kingsessing, Southwest Philadelphia. Building A will hold 40 residential units, with 28,660 square feet of space will be reserved for residential space and an additional 14,330 square feet for amenity, circulation, and building support space. Building B, will include 64 residential units, with 70,288 square feet of residential space and 30,000 square feet of amenity, circulation, and building support space. Designed by KCA Design Associates, the development will also include 46 parking spaces, with two set to be ADA accessible, two reserved for car share spaces, three for electric vehicles and one to be used as a loading space. Each building will also include 13 bike spaces for a total of 26. The structures will each stand five stories tall.

Renderings Revealed for 55-Unit Building at 1426 North 6th Street in Ludlow, North Philadelphia

Renderings have been revealed for a multi-family development proposed at 1426 North 6th Street in Ludlow, North Philadelphia. Designed by Cicada Architecture and Planning, the development will offer 55 total residential units, with 24 reserved as family units and the other 31 set aside for senior citizens. The development will include 41,000 square feet of space for residential use. Additionally, 1,975 square feet of space will be used for a community room, 550 square feet for laundry space, and 550 square feet for office space. The project will als15 parking spaces, with two set to be accessible. There will also be space for 12 bicycles, with eight for the family units and another four reserved for the senior units.

Permits have been issued for the construction of a 13-unit mixed-use development at 2054 North 2nd Street in Norris Square, North Philadelphia. The building will rise four stories tall. A commercial space will be situated on the ground floor. In total, the building will include 10,468 square feet of space. Construction costs are estimated at $900,000.

Wilmington, DE Reveals 4,291-unit Mixed-Use Riverfront East Master Plan

A master plan has been revealed in Wilmington, the most populous city in the the state of Delaware, located at the southwest periphery of the Philadelphia metro area, for an all-new neighborhood that will transform the Christina River waterfront. Designed by Robert A.M. Stern Architects, LLC, the plan, dubbed Riverfront East, will bring 4.7 million square feet of space, which includes 4,291 new residential units as well as 1.9 million square feet of commercial office space. Retail will occupy an additional 357,000 square feet. The development will also include four major green spaces as well as 650 on-street parking spaces and 8,900 spaces in parking garages.

Permits Issued for Residential Conversion at 1705-13 North 7th Street in the Temple University Area

Permits have been issued for a multi-family conversion of an existing structure situated at 1705-13 North 7th Street in the Temple University Area of North Philadelphia. The project includes the complete change in use of the existing four-story prewar building with 22 residential units added to the property. The building includes a total of 17,305 square feet of space. Construction costs are estimated at $1.5 million.
