Renderings have been revealed for a 185-unit mixed-use development at 310 West Girard Avenue in Northern Liberties, North Philadelphia. Designed by T + Associates Architects, the building will rise six stories tall, with 8,618 square feet of commercial space facing Girard Avenue on the ground floor, as well as 1,680 square feet of amenities. The development will feature 65 parking spaces in an underground garage and a green roof deck.

Permits have been issued for the construction of a three-story, 20-unit vertical addition atop a prewar Art Deco commercial building situated at 1501-05 Fairmount Avenue in Fairmount, Lower North Philadelphia. The project will add 20,558 square feet of space to the existing structure, bringing the total to 26,025 square feet. Existing commercial space at the ground floor will be renovated and expanded, and seven bicycle parking spaces will be added. Permits list 1500 Fairmount LLC as the owner, Brett Harman as the design professional, and Construct Design Corp. Inc. as the contractor. Construction costs are specified at $2.7 million.

Permits have been issued for the renovation and a single-story vertical extension for a three-story rowhouse at 4309 Westminster Avenue in Belmont, West Philadelphia. The building, situated on the north side of the block between North 43rd Street and Belmont Avenue, is part of a block-long ensemble of prewar rowhouses. Renderings have been revealed for a 115-unit mixed-use development at 1730-54 North 2nd Street in Norris Square, North Philadelphia. Upon completion, the building will rise six stories tall, hold 127,078 square feet of interior space, and include 8,454 square feet of commercial space on the ground floor. The project will also include seven townhouses. A total of 27 parking spots and 42 bicycle spaces will be reserved for residents.

Renderings have been revealed for a 204-unit mixed-use development at 1700 North Front Street in Fishtown, Kensington. Designed by NORR, the building will rise five stories tall and will feature 172,844 square feet of interior space, with 123,218 residential square feet, an additional 5,264 square feet of space reserved for amenities, and a ground-floor commercial space spanning 16,429 square feet. The residences will include 28 studios, 141 one-bedroom, and 35 two-bedroom units. The development will also include 70 bicycle spaces.

Construction Progresses at Northbank on the Delaware River Waterfront in Fishtown, Kensington

Construction has made significant progress at Northbank, a large development underway at 2001 Beach Street on the Delaware River waterfront in Fishtown, Kensington. The project replaces a massive vacant swathe of land with a mixed-use complex that will act as a mini-neighborhood of its own. In total, the project will contain just under 900 residential units. The development will be anchored by two large mixed-use buildings and will also include 254 townhouses and 104 stacked homes.

The structure will rise five stories tall, with office space situated on the ground floor. A roof decks will be situated atop the building.
