Construction Progresses at Northbank on the Delaware River Waterfront in Fishtown, Kensington

Construction has made significant progress at Northbank, a large development underway at 2001 Beach Street on the Delaware River waterfront in Fishtown, Kensington. The project replaces a massive vacant swathe of land with a mixed-use complex that will act as a mini-neighborhood of its own. In total, the project will contain just under 900 residential units. The development will be anchored by two large mixed-use buildings and will also include 254 townhouses and 104 stacked homes.

Permits have been issued for the construction of an eight-unit mixed-use building at 22 East Durham Street in Mount Airy, Northwest Philadelphia. The structure will rise five stories tall, with office space situated on the ground floor. A roof decks will be situated atop the building. In total, the structure will hold 2,400 square feet of interior space and cost an estimated $1.2 million to build. Joseph Donahue is listed as the design professional, with PRA Construction Management Services LLC specified as the contractor.

A new design has been unveiled for The Royale, a 77-unit multi-family development proposed at 6910 Ridge Avenue in Roxborough, Northwest Philadelphia. Designed by M Architects and developed by the Stamm Development Group, the building will rise four stories tall and will feature 64,000 square feet of interior space.

Designed by Solomon Cordwell Buenz and developed by the PMC Property Group, the building will rise four stories tall and will feature a roof deck with a green roof. In total, the building will hold 122,576 square feet of space. The developer was permitted to include the higher-than-standard unit count through the utilization of green roof and mixed-income density bonuses. A below-grade garage will hold 42 parking spaces. Construction costs are estimated at $35 million.

Designed by Ambit Architecture, the building will rise four stories tall. A commercial space will be situated on the ground floor, with residential units situated above, topped with a green roof. Decks will also be included on the third and fourth floors, as well as five bicycle spaces for building residents. In total, the building will hold 14,560 square feet of space and cost an estimated $2.05 million to build. Grit Construction is handling the contractor work.
