Construction has made significant headway at The Vine, a 24-unit condominium project underway at 1723 Francis Street in Francisville (alternately Fairmount), North Philadelphia. Designed by Gnome Architects, developed by the Stamm Development Group, and constructed by PB+DC (Point Builders and Design Concepts), the project consists of a renovation of the front portion of an existing three-story prewar structure, demolition of its expansive rear section, and ground-up construction of a four-story annex. The complex will hold 20,971 square feet of floor space and feature 18 parking spaces in a ground-level garage. A shared roof deck will offer green plantings, gathering and lounge space, and splendid views of the skylines of Center City, University City, and Temple University. Construction costs are listed at $1.26 million.

YIMBY’s recent site visit has revealed that the exterior is largely complete and finishing touches are being put at the ground level and at the sidewalk.

Permits have been issued for the construction of a six-story, 65-unit mixed-use building at 1201-15 Callowhill Street in Callowhill. Designed by JKRP Architects, the development will contain 83,667 square feet of residential area. The units will all function as co-living spaces, meaning there will be 239 beds within the structure. The project will also feature a 3,989-square-foot retail component on the ground floor and 8,854 square feet of office and amenity space. A 17,790-square-foot underground garage will hold 41 parking spaces, with two being ADA-compliant and three allocated for electric vehicles, as well as 22 bicycle spaces. Construction costs are estimated at $17.2 million.

Philly YIMBY’s recent visit to 922 North Broad Street in Francisville, North Philadelphia, the site of a planned seven-story, 201-unit mixed-use building, revealed few signs of progress. The former pharmacy building remains standing at the lot, although the shuttered business has been stripped of signage. Demolition cannot arrive soon enough for this promising lot at the southwest corner of North Broad Street and West Girard Avenue. Designed by Coscia Moos Architecture, the future building will be a vast improvement for the site, bringing 134,600 square feet of residential space, 21,760 square feet of commercial space, and 44 parking spaces.
