Permits have been issued for a large mixed-use development at 527-37 West Girard Avenue in Ludlow, North Philadelphia. Designed by Continuum Architecture, the new development will involve the renovation of most components presently on-site, with exception of Building D, which will be demolished to make way for a new four-story residential structure. In total, the development will feature 38 residential units, with a commercial space at the ground floor situated at the intersection of 6th Street and Girard Avenue. The renovated and expanded complex is expected to yield 27,776 square feet.

Permits have been issued for the construction of a four-story mixed-use development at 2514 North Front Street in West Kensington. Designed by Designblendz and developed by Vice Properties, the new building will feature two artist studios and artisan industries space at the ground floor and 18 residential units. The structure will span 17,432 square feet and will include a roof deck.

Permits have been issued for the construction of a three-story, three-unit apartment building at 620 Diamond Street in North Philadelphia East. Located near Temple University, the structure will replace a vacant lot on the southeast corner of Diamond and North Marshall streets. Designed by Here’s The Plan, LLC, the structure will span 2,700 square feet and feature a basement and a roof deck. Permits list CDF General Contractors LLC as the contractor and specify a construction cost of $175,000.

Permits have been issued for the construction of a three-story, six-unit apartment building at 2002 North 22nd Street in North Philadelphia West. The structure will replace a vacant lot on the west side of the block between West Norris Street and West Diamond Street. Designed by the 24 Seven Design Group, the building will span 7,344 square feet and will feature a basement and a roof deck. Permits list Efe Holdings as the contractor and specify a construction cost of $800,000.

Permits have been issued for the mixed-use renovation and expansion at 2121 East Allegheny Avenue in Harrowgate. The existing two-story structure will be retrofitted to contain residential and commercial/industrial space, while a three-story addition will hold additional residential space. Designed by Woodcock Design, the building will hold 68 residential units. Zoning permits indicate that there will be 22 parking spaces included with the project.

Renderings Revealed for 130 West Girard Avenue In Northern Liberties, North Philadelphia

Renderings have been revealed for a seven-story, 84-unit mixed-use development proposed at 130 West Girard Avenue in Northern Liberties, North Philadelphia. Designed by Studio HS4, with Colliers Consulting also as part of the project team, the new building will include around 57,000 square feet of residential space, 3,500 square feet of commercial space at the ground floor, and 11 parking spaces.

Clearfield Court Set to Rise in Allegheny West, North Philadelphia

Development is underway for a three-story, ten-unit multi-family building at 3430 West Clearfield Street in Allegheny West, North Philadelphia. The apartment building is part of Clearfield Court, a development that will also include eight duplexes totaling 16 units. 3430 West Clearfield Street will unify several lots on an irregular, L-shaped lot bound by Clearfield Street to the north, Commissioner Street to the south, and 35th Street to the west. Designed by CANNOdesign and Ruggiero Plante Land Design and developed by the Argo Property Group, the structure will span 8,349 square feet and feature a basement and a roof deck. Permits, which were issued last month, list the Argo Development Group as the contractor and specify a construction cost of $5.5 million.

The development will replace a two-story commercial structure on the west side of the block between West Susquehanna and West Dauphin streets. Designed by HDO Architecture, the structure will span 9,614 square feet and feature ground-level retail space, a cellar, and a roof deck. Permits list Liu Construction as the contractor and indicate a construction cost of $950,000.

Renderings Revealed for 1440 Front Street in Olde Kensington

Renderings have been revealed for a 114-unit mixed-use development at 1440 Front Street in Olde Kensington, North Philadelphia. Designed by CANNOdesign, the new building will rise seven stories tall and span 88,497 square feet, with commercial space at the ground floor. The ground floor floor will also contain parking for 18 cars and 36 bicycles, along with amenity space. A roof deck will be located at the top of the structure, with an outdoor space at the ground floor and many units also including balcony space.
