In August 2020, Philly YIMBY reported that a zoning permit has been filed for the construction of a three-story single-family rowhouse at 539 West Berks Street near Temple University in North Philadelphia East. More than a year later, the structure stands complete. The three-bedroom, three-bathroom residence was sold last December for $500,000. The structure replaces a vacant lot on the north side of the block between North 5th and North 6th streets and holds 3,416 square feet of interior space. Features include a basement and a roof deck, which offers largely unobstructed views of the surrounding area. Permits list V2 Properties Entity 6 LL as the owner, Plato Marinakos as the design professional, and V2 Properties Construction Management LLC as the contractor.

The mixed-use development will consist of ground-floor commercial space and two residences above, and will replace a vacant lot located just to the north of the intersection of Franklin and Diamond streets. The site sits near the Temple University campus, which is located within a five- to ten-minute walk to the west. The wood-framed structure will span a ground footprint of 1,312 square feet and will offer 2,488 square feet of interior space. Features include full sprinkling, a rear deck, and a roof deck, which promises to offer open skyline views. The development will be situated on the east side of the block between Swain and Brown streets, in an area that may also be described as Francisville. The project will replace a pair of three-story, apparently well-maintained prewar rowhouses and will hold a total of 11,048 square feet of interior space, which translates to a sizable average of 1,100 square feet per unit. The building will feature full sprinkling, a cellar, and a roof deck, which, due to the building’s prominent height, promises to offer sweeping skyline views. Permits list Mountfair Assoc. as the owner and Regis Development Corp. as the contractor. Construction costs are specified at $725,000.

Exterior work is nearing completion at 1805 North Howard Street, a six-story, 45-unit multi-family building under construction in Fishtown, Kensington. Demolition work is making steady headway at 1700-30 North Howard Street in Olde Kensington. Designed by Coscia Moos Architecture, the newly renovated and expanded building will rise six stories, with an attractive commercial space on the ground floor in the existing industrial structure. The development will hold 103 residential units and parking for 35 cars and 50 bicycles. In total, the structure will hold 90,405 square feet of space. Construction work will cost an estimated $13.8 million.
