Designed by Nicholas Coulter of KCA Design Associates, LLC, the two structures will be situated on the west side of the block between Diamond Street and West Susquehanna Avenue. 2130 North 2nd Street will span a 917-square-foot footprint and will rise three stories and include three units. The building will include 3,688 square feet of floor space and will feature a basement and a roof deck. EV Development LLC is the contractor. Construction is expected to cost $252,000. Fewer details are available for 2132 North 2nd Street, which will rise from a 1,000-square-foot footprint and will also feature a basement and a roof deck. 2nd Street Developers LLC is the owner for both properties.

The structure will rise in place of a vacant lot on the west side of the block between West Thompson Street and Master Street and will span a 1,153-square-foot footprint. Work Nearing Completion on The Hamilton in Franklintown, North Philadelphia

Construction work is nearing completion on The Hamilton at 1500 Hamilton Street in Franklintown, North Philadelphia. Designed by MY Architecture and developed by the Community College of Philadelphia and the Radnor Property Group, the 599-unit project consists of two phases. The first is a 10-story, 147-foot-tall building that has been complete for some time now. Over the summer work began on the second phase, which consists of a 16-story, 197-foot-tall tower, which YIMBY confirmed as topped-out in January.

Developed by Streamline Development, the six-story structure will feature 84 residential units for the residential space as well as retail, a gym, and underground parking for future residents.

Construction Progresses at 629-33 West Girard Avenue in Ludlow, North Philadelphia

Construction is progressing rapidly at 629-33 West Girard Avenue, a six-story, 36-unit mixed-use development in Ludlow, North Philadelphia. YIMBY shared news of the development last December, stating that permits were issued for the structure. A commercial space will be located on the ground floor. Tester Construction is the contractor.

Foundation work continues at LVL North, a nine-story, 410-unit development under construction at 510 North Broad Street in Spring Garden, North Philadelphia. A second tower crane has been recently erected at the site. Designed by JKRP Architects and developed by Alterra Property Group, the project is replacing a parking lot that formerly took up most of the block, as well as a a rowhouse formerly located at 563 North 15th Street. The structure will span over 378,000 square feet of total space, along with GIANT leasing nearly one-third of the building’s entire space for a grocery store on the lower levels, similar to Riverwalk. Residential space will take up over 268,000 square feet.

Construction Progresses at the Residences at SoNo, a 49-Unit Development in Northern Liberties, North Philadelphia

Construction is progressing at the Residences at SoNo, a mixed-use development at North 5th Street in Northern Liberties, North Philadelphia, just to the north of Center City. Designed by ISA Architects, the project stands four stories tall and will hold 49 residential units. Three commercial spaces will be located on the ground floor, with one opening up to North 5th Street in the east and the other two facing the parking lot to the west.
