Permits Issued for 1772 North Front Street in Olde Kensington

Permits have been issued for a multi-family renovation and addition to an existing three-story pre-war rowhome at 1772 North Front Street in Olde Kensington. Designed by Lo Design, the project will add additional floor space to the existing structure while the remainder of the space will be renovated. Four apartments will be included in the project, as well as a commercial space on the ground floor facing Front Street. In total, the building will span 7,505 square feet of space, of which 725 square feet will be located within the addition. Construction costs are listed at $1 million.

Rowhouse Construction Anticipated at 1238 North Howard Street in Fishtown

In October 2020, Philadelphia YIMBY reported that permits have been filed for a single-family rowhouse at 1238 North Howard Street near the junction of Fishtown and Olde Kensington. Our recent site visit has revealed that no construction has taken place since, though an updated construction permit issued this January indicates that the project is still under development. Designed by Interface Studio Architects and developed by Callahan Ward (which also serves as the contractor), the building will rise three stories plus basement, span 1,539 square feet, and feature a back yard and a roof deck.

Facade Rises at The Bordeaux in Brewerytown, North Philadelphia

In April of last year, YIMBY reported foundation work is underway at The Bordeaux, a five-story mixed-use building at 2600 West Girard Avenue in Brewerytown, North Philadelphia. Since that time, construction has made significant progress. Our recent site visit has revealed that the structure has been topped out and a red brick facade is steadily climbing up the structure’s exterior. Designed by Ambit Architecture and developed by the Argo Property Group, with Tester Construction Group as the contractor, the building rises at the southwest corner of Girard Avenue and North 26th Street and will span 17,365 square feet, which will include a 3,500-square-foot ground-level retail space and 16 residential units. Permits list a construction cost of $2.75 million.

Construction Imminent at 160-Unit Complex at 2360 West Girard Avenue in Brewerytown, North Philadelphia

Last October, Philly YIMBY reported that permits were issued for a five-story, 54-unit apartment building that is a part of a 160-unit residential complex proposed at 2630 West Girard Avenue in Brewerytown, North Philadelphia. Nearly five months later, our recent site visit has revealed that no construction has yet taken place. However, a portion of the site has been cleared, and construction machinery indicates that excavation may start in the near future. Our prediction is further supported by the fact that permits have also been issued for the remaining structures planned at the site at the end of last year. Designed by ISA and developed by ADCO (American Development Company) and Callahan Ward (which will also act as the contractor), the development, located under the full address of 2630-38 West Girard Avenue, will consist of the aforementioned apartment building next to two rows of quadruplex units, and will feature 9,300 square feet of ground-level retail along Girard Avenue.
