Permits have been issued for the construction of a four-story, 16-unit mixed-use building at 633 North 5th Street in Northern Liberties, Lower North Philadelphia. The development will apparently replace a pair of three-story prewar rowhouses situated at the southeast corner of North 5th Street and Fairmount Avenue. The new structure will span a footprint of 6,000 square feet and will hold 13,972 square feet of floor area, of which 423 square feet will be allocated for ground-floor commercial space and around 3,000 square feet for storage. The remaining square footage, totaling just over 10,000 square feet, will be residential, which translates to an average of just over 600 square feet per unit. The development will feature full sprinkling, a solar energy roof array, and indoor parking for five cars (including one accessible) and six bicycles. Permits list Volunteer for Internation. Permits have been issued for the construction of a five-story, 23-unit mixed-use building at 3424 North 17th Street in Nicetown-Tioga, North Philadelphia. The development will rise on the west side of the block between Ontario and West Tioga streets. The structure will span a 7,798-square-foot footprint and will hold 23,964 square feet of floor space, which will include ground-floor commercial space. Residences will be located on floors two through five. The project will offer parking for six cars and seven bicycles. Permits list Scott Woodruff of Designblendz as the design professional and Backcourt Builders LLC as the contractor. Construction costs are specified at $3 million.

Designed by T + Associates Architects, the new building will rise six stories tall and will include 102 and a parking garage for residents, a roof deck, and a green roof. Permits have been issued for the construction of a mixed-use tower at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. Designed by Morris Adjmi Architects and developed by National Real Estate Development and the KRE Group, the new structure will stand 244 feet and 23 stories high, a fairly significant addition to the local skyline. The development will hold multiple commercial spaces at the ground floor and 397 apartments on the upper floors. A garage will hold 105 parking spaces for building residents. A green roof will be located at the top of the tower, which will contain a total of 351,927 square feet of space. Construction costs are estimated at $93 million, according to the permit.

Permits have been issued for the construction of a new mixed-use high-rise at 200-24 Spring Garden Street in Northern Liberties, Lower North Philadelphia. Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the tower will stand 15 stories tall and span 403,993 square feet of interior space, with commercial space on the ground floor and 360 apartments above. A parking garage included within the building will offer 83 parking spaces reserved for building residents, with nine for car sharing, 20 for compact cars, four electric spaces, and four accessible spaces, as well as parking for 120 bicycles. A green roof will be will be situated at the top of the structure. Permits list construction costs at $76.4 million.

Permits have been issued for the construction of a mixed-use tower at 1021 North Hancock Street in Northern Liberties, North Philadelphia. Designed by DIGSAU, the building will stand 15 stories tall, with commercial space situated on the ground floor and 280 apartments above. In total, the new tower will hold 231,021 square feet of space, and cost an estimated $24 million to build. The tower is being developed by Post Brothers, which is also developing the massive Piazza Terminal complex across the street, which will bring more than 1,000 residential units to the area. The company also owns the Piazza across the street in the other direction, and are planning more developments nearby.

Designed by HDO Architecture, the development will rise six stories tall, with commercial space on the ground floor and 110 apartments on the floors above. In total, the structure will hold 119,155 square feet of interior space. A garage will be included within the building, providing parking for residents. Designed by Varenhorst, the development will hold commercial space on the ground floor, with 79 residential units above. In total, the new building will yield 87,381 square feet of space. An underground parking garage will hold 27 spaces reserved for building residents, including two accessible spaces, one van space, and one electric vehicle space. The building will also include 28 bicycle spaces and a green roof will be located at the top of the building. Construction costs are listed at $22 million.

Designed by HDO Architecture, the structure will hold 182,269 square feet of interior space, most of which will be allocated to rental apartments. A garage will provide parking for residents. Roof decks will be accessible through pilot houses. A green roof will also be included at the top of the structure.
