Construction Nearly Complete at 2243 North Broad Street Near Temple University in North Philadelphia

A recent site visit by Philly YIMBY revealed that construction nears completion at a four-story mixed-use building at 2243 North Broad Street, a block to the north of the Temple University campus in North Philadelphia. Designed by Stuart G. Rosenberg Architects (SgRA), the structure spans 10,297 square feet and holds commercial space on the ground floor and seven residential units that range from studios to two-bedrooms. Features include full sprinkling, space for 15 bicycles, in-unit washer/dryers, and balconies in many of the units. Permits list Ascent Design and Builder LLC as the designer and a construction cost of $700,000.

Philadelphia YIMBY Looks at New Developments With Four to Nine Residential Units

The next entry in Philadelphia YIMBY’s ongoing “category spotlight” series, which looks at some of the new article categories we introduced at the start of the year, is the tag that tallies ongoing residential developments with four to nine residential units. This category mostly covers smaller developments that generally rise three to five stories tall. A number of such buildings boutique condominium properties where larger-than-average units result in structures that are rather imposing despite their relatively low unit counts. Permits have been issued for the construction of a four-unit apartment building at 1307 West Erie Avenue in Hunting Park, North Philadelphia. Permits Issued for Four-Unit Building at 2333 Germantown Avenue in North Philadelphia East

Permits have been issued for the construction of a four-story, four-unit apartment building at 2333 Germantown Avenue near Temple University in North Philadelphia. The structure will replace a vacant lot on the east side of the block between North 7th Street and North 8th Street. Designed by 24/7 Design Group, the wood-framed building will rise 38 feet to the top of the main roof, 41-and-a-half feet to the parapet, and 46 feet to the top of the pilot house. The property will feature a basement and full sprinkling. Permits list Turtle International Incorporated as the owner, Ken Group LLC as the contractor, and a construction cost of $230,000.

Designed by Cadre Design & Development, the building will feature a basement and two private roof decks. Permits list Yuhua Wang and Emily Xiao as the owners, JS General Contractor Inc. as the contractor, and a construction cost of $150,000.
