Development is underway for a three-story, ten-unit multi-family building at 3430 West Clearfield Street in Allegheny West, North Philadelphia. The apartment building is part of Clearfield Court, a development that will also include eight duplexes totaling 16 units. 3430 West Clearfield Street will unify several lots on an irregular, L-shaped lot bound by Clearfield Street to the north, Commissioner Street to the south, and 35th Street to the west. Designed by CANNOdesign and Ruggiero Plante Land Design and developed by the Argo Property Group, the structure will span 8,349 square feet and feature a basement and a roof deck. Permits, which were issued last month, list the Argo Development Group as the contractor and specify a construction cost of $5.5 million.

Philly YIMBY’s recent site visit has revealed that construction work is nearing completion at a four-story, two-family building at 1515 West Stiles Street in Cecil B. Moore, Lower North Philadelphia. The development, which has been topped out since last visit, rises on the north side of the block between North 15th and North 16th streets, a few blocks south of Temple University. Designed by Harman Deutsch Ohler Architecture, the building will span 3,106 square feet and will feature a basement and a roof deck. Permits list the site as a Philadelphia city property and specify Metro Impact, LLC as the contractor.

Construction continues at Piazza Alta at the intersection of 2nd Street and in Northern Liberties. Developed by Post Brothers, the multi-building project is the latest addition to The Piazza, a major mixed-use development that anchors one of the hottest and fastest-growing neighborhoods in Philadelphia. The 1.2-million-square-foot-plus Alta currently offers 695 rental apartments that range from studios to three-bedroom-plus penthouses that boast luxury finishes and dramatic skyline views that open from the 12-story-plus towers. A recent site visit by Philly YIMBY revealed that construction nears completion at a four-story mixed-use building at 2243 North Broad Street in North Philadelphia. The development is sited on the east side of the block between West Susqehanna and West Daphion streets, a block to the north of the Temple University campus and next to the Susquehanna-Dauphin Station on the Broad Street Line. Designed by Stuart G. Rosenberg Architects (SgRA), the structure spans 10,297 square feet and holds commercial space on the ground floor and seven residential units that range from studios to two-bedrooms. Features include full sprinkling, space for 15 bicycles, in-unit washer/dryers, and balconies in many of the units. Permits list Ascent Design and Builder LLC as the designer and specify a construction cost of $700,000.
