900 North 8th Street Site Remains Cluttered In Poplar, North Philadelphia

The Poplar neighborhood in North Philadelphia continues to grow, with new developments nearing completion, under construction, or in planning. At 900 North Street, a project called The Delilah will consist of two buildings connected by sky bridges. Designed by Cosica Moos Architecture and developed by the APOM Holdings, the project will feature the east building rising to a total height of 134 feet and 11 stories, while the west building will rise 154 feet and 12 stories. The development is sited across from The Poplar, which YIMBY recently covered in a tour.

The growth of the Philadelphia skyline has significantly accelerated in the past five years, with projects like the Comcast Technology Center, FMC Tower, W/Element Hotel having been recently finished and more new towers currently under construction. Of course, tower cranes have a prominent presence at each high-rise construction site, whether freestanding or attached to the skeleton of the building. Permits have been issued for the construction of a three-story, three-unit building at 1019 West Dauphin Street in the Temple University area in North Philadelphia. The structure will rise from a 1,492-square-foot footprint and will feature 4,084 square feet of floor space. Permits list Rise Philly LLC as the owner, Plato Marinakos as the designer, and Philly Design & Build LLC as the contractor. Construction is expected to cost $350,000.

Renderings Revealed for 107-Unit Development at 23 West Girard Avenue in Fishtown

A recent Civic Design Review has revealed new renderings are out for 23 West Girard Avenue, a mixed-use development proposed in Fishtown, Kensington. Upon completion, the building will rise six stories tall with 5,406 square feet of commercial space on the ground floor. The upper floors of the building will host 107 residential units, which will occupy the vast majority of the 104,160 square foot building. The building will also offer a 6,000 square foot roof deck which will likely offer sweeping skyline views. There will be 29 parking spaces included with three for electric vehicles and one as a car share spot. JKRP Architects designed the building.

Renderings Revealed for 55-Unit Building at 1426 North 6th Street in Ludlow, North Philadelphia

Renderings have been revealed for a multi-family development proposed at 1426 North 6th Street in LudlowNorth Philadelphia. Designed by Cicada Architecture and Planning, the development will offer 55 total residential units, with 24 reserved as family units and the other 31 set aside for senior citizens. The development will include 41,000 square feet of space for residential use. Additionally, 1,975 square feet of space will be used for a community room, 550 square feet for laundry space, and 550 square feet for office space. The project will als15 parking spaces, with two set to be accessible. There will also be space for 12 bicycles, with eight for the family units and another four reserved for the senior units.
