Construction Progresses at Liberty Square in Olde Kensington

Construction has made significant progress at Liberty Square in Olde Kensington. Designed by HDO Architecture, the project will hold 201 residential units within three buildings. Two of the three buildings have reached completion, while the third along American Street is still progressing. 156 underground parking spaces will be included in the development, as well as a decorated plaza/courtyard in the center of the development. 10,000 square feet of retail space is also included in the project.

Permits have been issued for the construction of a multi-family building at 3609 Spring Garden Street in Mantua, West Philadelphia. Upon completion, the building will rise four stories tall the and will yield 13 residential units. Permits list Brett Harman as the design professional and David Schwartz Construction as the contractor. Construction costs for the project are estimated at $1,383,800.

Steel Ascends at North Liberty Triangle at 1115-27 North American Street in Northern Liberties, North Philadelphia

Philly YIMBY’s recent visit to Liberty Triangle at 1115-27 North American Street in Northern Liberties, North Philadelphia, has revealed that the steel structure for the second building of the complex is well underway, with two of the eventual six stories already assembled. The structure is located to the north of the first building, which stands four stories tall and is further along in construction progress. Developed by Streamline Development, the project stands within a rapidly developing hub within the neighborhood. The complex will hold a total of 84 units and the structure to the north will include retail space spread out across the ground floor. The units on the upper levels will have larger average sizes compared to the structure to the south.

Permits Issued for Five-Story, 22-Unit Building at 2209-11 North Broad Street near Temple University in North Philadelphia

Permits have been issued for the construction of a five-story building at 2209-11 North Broad Street a block north of Temple University in North Philadelphia. The structure will feature a 471-square-foot retail space and 22 condominium residences. Elevator service will be included among the building’s amenities. Permits list For. Permits have been issued for the construction of a multi-family structure at 2328-44 North 2nd Street in West Kensington. The building will stand four stories tall, hold 33 residential units, and feature a green roof atop the structure. In total, the structure will hold 41,940 square feet of space. Construction costs are estimated at $6 million.

Permits Issued for Six-Unit Building at 1424 Parrish Street in Francisville, North Philadelphia

Permits have been issued for the construction of a three-story, six-unit residential building at 1424 Parrish Street in Francisville, North Philadelphia. The structure will span a footprint of 1,360 square feet and will contain 3,771 square feet of floor space, which grants an average of 629 square feet per apartment. The building will feature a roof deck. The site is owned by Rubin Realty LLC, which also recently filed permits for a three-story, four-unit building less around the corner at 830 Burns Street, which will rise on the opposite end of the same vacant lot. Both projects also feature the same architect (Alexander Fiskman) and general contractor (Modern Solution LLC). Construction is expected to cost $180,000.

The structure will rise from a 1,200-square-foot footprint and will feature 4,400 square feet of floor space, which translates to a generous average of 1,100 square feet per apartment. The building will also offer a roof deck. Filings list Rubin Realty LLC as the owner, Alexander Fiskman as the architect, and Modern Solution LLC as the contractor. Construction costs are estimated at $238,000.

Permits have been issued for the construction of a new mixed use development at 175 West Oxford Street in the neighborhood of Olde Kensington. Upon completion, the new building will stand six floors tall, with multiple commercial spaces set to occupy a large portion of the building. Additionally, 128 residential units will be included in the development, and it will also feature a green roof. An accessory parking garage will serve residents and attract more interest to the development. In total, the structure will hold 109,561 square feet of space and cost an estimated $11 million to build.

The condominium structure will replace a vacant lot on the east side of the bock located between West Dauphin Street and West Dakota Street, situated on the northwest periphery of the greater Temple University area. Permits list Golden Rule LLC as the owner, Christopher Carickhoff as the design professional (with Alex Rong in charge of special inspections), and V2 Properties Construction Management LLC as the contractor.

Designed by Cannon Design and developed by R+M Development Partners and BKP Development Group, the project will stand five stories upon completion, with a commercial space set to occupy the ground floor. 20 residential units are planned above. Accessory parking for residents is set to be included.
