Permits have been issued for the construction of a three-story, 28-unit residential building at 3120 North Park Avenue near Temple University Hospital in North Philadelphia. The development will replace a vacant lot on the west side of the block between West Clearfield Street and West Allegheny Avenue. Designed by Designblendz, the building will span 20,351 square feet and will include a utility cellar, a roof deck, and parking for five cars and ten bicycles. Permits list the Astoria Development Group as the contractor and indicate a construction cost of $4.07 million.

In early September, Philly YIMBY reported that permits were issued for the construction of a three-story, six-unit apartment building at 1700 Master Street in Cecil B. Moore, Lower North Philadelphia, near Temple University; today we share additional information and imagery for the development. The project will replace a vacant lot situated on the southwest corner of Master Street and North 17th Street. Designed by Here’s The Plan, LLC, the structure will span 6,300 square feet and will feature a roof deck. Permits list Omega Home Builders as the contractor.

Partial permits have been issued for the construction of a seven-story, 84-unit mixed-use building at 130 West Girard Avenue in Northern Liberties, Lower North Philadelphia. The structure will span a triangular block bound by Girard Avenue to the north, North Howard Street to the east, and O’Neill Street to the southwest, replacing a bank and its associated parking lot. Designed by Studio HS4, the structure will feature 57,000 square feet of residential space, 3,500 square feet of commercial space at the ground floor, and parking for 11 cars and 28 bicycles. Permits list the Ferraro Construction Group as the contractor.

Earlier this month, YIMBY shared an extensive publication covering 1600 North Broad Street (alternately 1406 Cecil B. Moore Avenue), a 15-story, 245-unit residential development slated to rise across from the Temple University campus in North Philadelphia. Today we follow up with a closer look at the proposed floor plans and residential unit and amenity breakdown. Designed by JKRP Architects and developed by Bart Blatstein‘s Tower Investments, the building will rise 189 feet tall and span 238,090 square feet, which will be dedicated exclusively to residential space, services, and amenities, which include an outdoor swimming pool. The development will provide parking for a total of 64 cars (with 46 new spaces in addition to 16 existing ones) and 82 bicycles. Despite its adjacency to the Temple campus, the development will cater to the general populace rather than exclusively to university students. In total, the development will offer 25 studios, 181 one-bedroom apartments, and 39 two-bedroom residences.

Permits have been issued for the construction of six three-story, single-family rowhouses at 1403-13 North Marston Street in Brewerytown, Lower North Philadelphia. Also known as Brewerytown Marston Workforce Housing, the attached, contiguous structures will rise from a vacant lot on the east side of the block between Master and Jefferson streets, one property away from Master. Designed by Moto Designshop, each structure will span 1,353 square feet. Permit documentation lists a development team with the Civetta Property Group as the owner, Ruggiero Plante Land Design as the civil engineer, the Ramtin Group as the structural engineer, and Spruce Builders as the contractor.

A vertical extension has been proposed at 1031-33 Ridge Avenue in Callowhill, Lower North Philadelphia, where a single-story commercial building will be converted into a four-story, four-unit mixed-use structure. The development is situated on the east side of the block between Noble Street and Hamilton Street. Designed by HDO Architecture, the project will span a total of 11,284 square feet, of which 1,576 will constitute commercial space. Permits list Qi Wei Chen as the contractor and specify a construction cost of $1.2 million.

Moore Avenue), a 15-story, 245-unit residential development proposed across from the Temple University campus in North Philadelphia; today we take a closer look at information and imagery regarding the project. Designed by JKRP Architects, the structure will rise 189 feet tall, making a significant contribution to the local skyline, and span 238,090 square feet. The project is developed by Bart Blatstein‘s Tower Investments, which also developed the Edge and Avenue North buildings adjacent on either side of the new proposal. A total of 46 parking spaces will be added to the 16 that will be preserved at the site, and 82 bicycle parking spaces will be introduced. Despite its adjacency to the Temple campus, the development will cater to the general populace rather than exclusively to university students.
