Piazza Alta Introduces 695 Residential Units and Aqua Foro Rooftop Pool Club to Northern Liberties

Construction continues at Piazza Alta at the intersection of 2nd Street and in Northern Liberties. Developed by Post Brothers, the multi-building project is the latest addition to The Piazza, a major mixed-use development that anchors one of the hottest and fastest-growing neighborhoods in Philadelphia. The 1.2-million-square-foot-plus Alta currently offers 695 rental apartments that range from studios to three-bedroom-plus penthouses that boast luxury finishes and dramatic skyline views that open from the 12-story-plus towers. A stand-out feature of the extensive amenity package is Aqua Foro, a 25,000-square-foot pool club that features numerous interconnected pools and hot tubs, outdoor kitchens, a kids’ splash pad, and poolside cabanas.

Permits have been issued for the construction of a four-story, three-unit apartment building at 2003 North 9th Street near Temple University in North Philadelphia. The development is set to fill a vacant lot on the east side of the block between West Norris and Diamond streets. Designed by Danilo C. Vicencio, the building will hold 2,880 square feet and feature a roof deck. Permits list Ahmed S. Jonny as the contractor and specify a construction cost of $200,000.

Construction Complete at 2243 North Broad Street Near Temple University in North Philadelphia

A recent site visit by Philly YIMBY revealed that construction nears completion at a four-story mixed-use building at 2243 North Broad Street in North Philadelphia. The development is sited on the east side of the block between West Susqehanna and West Daphion streets, a block to the north of the Temple University campus and next to the Susquehanna-Dauphin Station on the Broad Street Line. Designed by Stuart G. Rosenberg Architects (SgRA), the structure spans 10,297 square feet and holds commercial space on the ground floor and seven residential units that range from studios to two-bedrooms. Features include full sprinkling, space for 15 bicycles, in-unit washer/dryers, and balconies in many of the units. Permits list Ascent Design and Builder LLC as the designer and specify a construction cost of $700,000.

The development will rise from a vacant lot situated on the west side of the block between Germantown Avenue and West York Street. The structure will span 3,953 square feet and will feature a basement and two roof decks. Permits list JT Ran Expediting as the party behind the zoning submission and JPL Construction as the contractor. The construction cost is specified at $300,000.

A recent site visit by Philly YIMBY has revealed that construction is underway at a seven-story, 47-unit building at 1118 North Front Street near the confluence of Northern Liberties and Fishtown. Designed by BLT Architects, the building will rise on the west side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will take up a footprint of 6,920 square feet and will hold 44,090 square feet of interior space, with just over 900 square feet per average unit. The property will also offer ground-level commercial space, which will positively contribute to the local commercial corridor. The building will be fully sprinkled. Permits list US Construction Inc. as the contractor. Construction costs are stated at $7.04 million.

The property is located on the east side of the block between Master and Jefferson streets. Designed by SanBarDesign, the structure will span 3,369 square feet and will feature a cellar, a 753-square-foot roof deck, and roughly nine-foot ceilings. Permits list Santech Construction Corp. as the contractor and a construction cost of $230,000.

A recent site visit by Philly YIMBY has documented the current construction status at a six-story, 47-unit project at 1131-39 North Front Street, at the junction of Northern Liberties and Fishtown. The building will be situated on the east side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will span a ground footprint of 10,200 square feet and will contain 32,223 square feet of interior space, translating into just under 700 square feet per average unit, and will include ground-level commercial space. Building features include full sprinkling and a roof deck, which will offer ample views of the neighborhood’s rapidly growing skyline. Permits list Front Street Two LLC as the owner, Brian Phillips as the design professional, and Callahan & Ward Properties LLC as the contractor. Construction costs are stated at $5.4 million.

YIMBY Looks at The Recently Completed Maven in Francisville, Lower North Philadelphia

YIMBY recently reported on the completion of The Maven, a 28-unit rental mixed-use development at 1533 Ridge Avenue in Francisville (alternately Fairmount), Lower North Philadelphia. Designed by CANNOdesign and developed by Khosla Properties, the 23,665-square-foot structure offers commercial space on the ground floor and residences consisting of studios, one-bedroom, and two-bedroom apartments. Tester Construction is the development’s general contractor. Permits list construction costs at $3.9 million. Today we take a closer look at the recently completed development.
