Permits have been issued for the construction of the 14-story Blue Ivy Hotel at 122 South 11th Street in Center City. Designed by DAS Architects and developed by the Estia Group, the hotel will offer 86 hotel rooms on the third through fourteenth floors. Restaurant space will be situated on the first and second floors. The tower will total 51,181 square feet of space. Permits list construction costs at $21.1 million.

Work Stalled On AC Hotel at 230 North 13th Street in Chinatown, Center City

Work appears stalled on the 150-room AC Hotel by Marriott planned at 230 North 13th Street in Chinatown, Center City. Designed by Bergman Associates and developed by Baywood Hotels, the project will integrate a historical building into the design. The 181-foot-tall, 15-story tower will stand out prominently in an area with few tall buildings and will offer fantastic views of the city.

Permits Issued for Mixed-Use Building at 2206 North 2nd Street in Norris Square, North Philadelphia

Permits have been issued for the construction of a three-story, mixed-use building at 2206 North 2nd Street in Norris Square, North Philadelphia. The structure will replace a vacant lot situated on the west side of the block between West Susquehanna and West Dauphin streets. The building will rise from a 1,000-square-foot footprint and will feature 3,960 square feet of interior space, comprised of two residential units and a commercial space. The development will feature full sprinkling. The roof deck will likely provide sweeping vistas, given a near-total lack of taller buildings nearby. Permits list Adeline Kupa as the owner, Paul Dietz as the design professional, and Qazim Kupa as the contractor. Construction costs are specified at $175,000.

Revised Design Revealed for 1101 Walnut Street in Washington Square West, Center City

A revised design has been revealed for a high-rise tower planned at 1101 Walnut Street in Market East, Center City. Designed by JKRP Architects, the revised plan will rise 18 stories and include 198 residential units, with a total of 138,150 square feet of space, located on the second, third, and fifth through eighteenth floors. The ground floor will hold 4,420 square feet of retail space and the fourth floor will offer 6,281 square feet of office and amenity space. The project will also include 34 off-site parking spaces, as well as 68 bicycle spaces.

Permits have been issued for the construction of a three-story, mixed-use building at 3616 Haverford Avenue in Mantua, West Philadelphia. The structure will rise from a vacant lot located on the south side of the block between North 36th and North 37th streets. The building will span a 1,249-square-foot footprint and contain 4,996 square feet of interior space, which will be divided between three residential units and a ground-floor commercial space. The planned roof deck promises to offer dramatic skyline views of nearby University City and Center City. Permits list Lamont L. Heller as the owner and Tommy’s Plumbing Services LLC as the contractor. Construction costs are specified at $500,000.

2222 Market Street Nearly Topped Out In Center City West

The steel structure of the office building under construction at 2222 Market Street, in Center City West, is nearly topped out. Designed by Gensler, he building is one of the tallest among the city’s under-construction buildings, as it will rise to a height of 318 feet and 20 stories. The project is being developed by Parkway Commercial Properties, which has recently been redeveloping multiple parking lots that it owns. The building will fill an empty void on Market Street, and offers a preview of what is to come to the area in the future.

Permits have been issued for the construction of a four-story, 18-unit mixed-use building at 2613 West Oxford Street in Brewerytown, North Philadelphia. Commercial space will be located on the ground floor, with residential units above. The building will also include a roof deck and 12 indoor parking spaces, with one set to be van accessible, as well as six bicycle spaces. In total, the building will hold 20,595 square feet of space. Scott Woodruff is listed as the project’s design professional, with Clifford Lasky specified as the contractor. Construction costs are estimated at $2 million.
