Permits have been issued for the construction of a 46-unit complex at 207-11 Vine Street in the Old City section of Center City. Designed by CANNOdesign, the development’s centerpiece will be a six-story building located at 211 Vine Street that will span 61,694 square feet. The project will also involve the construction of two new townhouses, located at 207A and 207B and 209 Vine Street, a multi-family renovation of a historic prewar house at 209 Vine Street, and the addition of 18 parking spaces to the site.

Renovation Underway at LOVE Park Welcome Center in Center City

Renovation work is in progress at the LOVE Park Welcome Center in LOVE Park in Center City. The two-story building stands across the street to the east of Suburban Station. The renovated structure will house a restaurant, with new lighting, exterior glass, interior and roof finishes, security, and mechanical systems. The restaurant will fit 50 to 55 patrons inside, while the balcony and terrace will seat 135 people. The architect of the project is Kieran Timberlake, who had also submitted a proposal for Penn’s Landing a number of years ago.

Street Level Work Nearly Complete at the Terrace on 18th Street in Logan Square, Center City

Renovation work at the Terrace on 18th Street at 1776 Benjamin Franklin Parkway in Logan Square, Center City, is nearing completion, as the retail space in the eastern portion of the building looks nearly finished. Designed by Oskar Stonorov of Korman Co., the original structure was built in 1963 as an apartment building known as The Plaza. The tower, which stands 267 feet and 27 stories tall, was converted into the Embassy Suites by Hilton Philadelphia Center City in the 1980s. The structure has been under the ownership of Pearl Properties since last year.

Two commercial space will be located on the ground floor, with 12 residential units located above. The development will include an addition at the rear of the third floor, which will add extra residential space. Currently, the building houses 18,066 square feet of space, which will be expanded to 19,011 square feet upon completion. Construction costs are estimated at $400,000.

Construction work is making rapid progress at 2653-61 Salmon Street, an eight-unit multi-family development situated in Olde Richmond, Kensington. The development involves a complete renovation of the single-floor structure, with an additional floor added to the building. In total, the structure will hold 14,195 square feet of space, with construction costs estimated at $900,000.

412 North 2nd Street in Northern Liberties Goes to Civic Design Review

A number of significant mid- and high-rise buildings are currently proposed in the sparsely developed zone in southern Northern Liberties, just north of Old City. One of these proposals is 412 North 2nd Street, which was presented in great detail in a recent Civic Design Review submission. Designed by Morris Adjmi Architects, the tower will rise 244 feet and 23 stories high, easily making it one of the tallest buildings in the area. There will be 397 residential units included in the tower, 20,431 square feet of retail space, and 105 parking spaces.
