An 11-story, 80-unit mixed-use tower has earned unanimous municipal approval at 101 South 3rd Street in Easton, Pennsylvania, a small city bordering the Delaware River on the northern outskirts of the greater Philadelphia metropolitan region. Designed by SITIO Architects, the development will include ground floor retail and office space spread throughout the tower. The existing low-rise bank building at the site will be renovated and extended all the way to 3rd Street, creating a denser, urban design. The project will include a promenade and a pocket park.
The Pickle Factory, a four-story apartment building located at 1841 North 19th Street, is wrapping up construction in the neighborhood of Cecil B. Moore, just outside of Temple University in North Philadelphia. The project brings a large number of new units to the neighborhood, further increasing local density. The building is designed by KJO Architecture. Axe Development LLC is the developer for the project.

While the majority of the projects involve ground-up construction, One of the neighborhood’s largest ongoing developments refurbishes the Harbisons Dairy, a local landmark located at 2041-2055 Coral Street. SgRA Architects are in charge of the design for the historically-protected building into a 55 apartments, extending the structure by two stories, and preserving and repainting the Harbisons Dairy milk bottle, a water tower that doubles as a local skyline icon.
Renovations are planned for International House, a 14-story, 221,000-square-foot building at 3701 Chestnut Street in University City, West Philadelphia. The Brutalist building’s number of residential units will rise from the current 346 to 400, and a grocery store will take up the ground floor. A new 14-story wing will be built on the side of the property fronting Chestnut Street, replacing a plaza. The developer, CSC Co-Living, has secured a $33 million loan for the project.
