Schuylkill Yards Bulletin Building is Completed at 3025 Market Street in University City, West Philadelphia

Interior work has recently been completed at the Bulletin Building at 3025 Market Street in University City, West Philadelphia. The building, which is the first structure within the Schuylkill Yards complex, rises nearly 100 feet above the ground and stands five stories tall, with a new modern exterior and freshly renovated floor space. The building renovation was designed by KieranTimberlake and the Practice for Architecture and Urbanism, with the latter also having designed Schuylkill Yards’ first skyscrapers, Schuylkill Yards East at 3025 John F. Kennedy Boulevard and Schuylkill Yards West at 3025 John F. Kennedy Boulevard. Brandywine Realty Trust is the developer for both the building and the entire 14-acre complex.

Renderings Revealed for Vertical Extension at 1314 North Broad Street in Cecil B. Moore, North Philadelphia

Renderings have been revealed for a large mixed-use development situated at 1314 North Broad Street in Cecil B. Moore, within the Temple University area in North Philadelphia. Designed by Wulff Architects, the project involves the renovation of a set of existing, four-story brownstones, with a 13-story addition built at the rear. The expanded building will include 103,493 square feet of floor space. Commercial space will be located on the first through fourth floors, spanning 14,819 square feet of space, as well as 208 residential units. No parking is planned with the development, which is a logical proposal given its prime transit-accessible location.

Foundation Work Underway at The Vine at 1723 Francis Street in Francisville, North Philadelphia

Foundation work is underway on The Vine, a development situated at 1723 Francis Street in FrancisvilleNorth Philadelphia. Designed by Gnome Architects and developed by Stamm Development Group, the project consists of the renovation of an existing three-story structure and the construction of a new, four-story addition. In total, 24 residential units will be included in the development, with each slated to be a luxury condominium, with 18 units located within the new building and the remainder situated in the existing structure. There will be 18 parking spaces included in the project situated in a ground-floor garage. The two buildings will feature 20,971 square feet of space. Permits estimate construction costs at $1.26 million.

Full Look At Developments In “SoNo” – Philadelphia’s Future Development Hotbed

The southern portion of Northern Liberties, situated between Center City and North Philadelphia, is located between Spring Garden Street, Interstate 95, the Vine Street Expressway, and 9th Street. The area has notoriously languished as a dead zone for years, comprised of surface lots and  industrial buildings, save for a few surviving pre-war artifacts. To the south sits one of Philadelphia’s most desirable neighborhoods, Old City, where history permeates every block. To the north, the core portion of Northern Liberties also features rich history while showing a trendy and modern flare that makes it one of Philadelphia’s hottest neighborhoods. A massive amount of development has taken place in recent years in these two districts, making it even more surprising that the abysmal area between the two has remained as it has for such a long period of time.  Thanks to a collection of recent announcements for planned developments, however, this looks to be changing in a big way in the near future. Permits Issued for 26-Unit Extension at Fern Rock Courts at 5840-50 North 13th Street in Fern Rock, North Philadelphia

Permits have been issued for the construction of a four-story, 26-unit building at 5840-50 North 13th Street in Fern Rock, North Philadelphia. The structure appears to be a part of Fern Rock Courts, a complex that includes the renovation of two formerly abandoned prewar apartment buildings. The new structure will be attached to the existing building at 5840 North 13th Street. Permits appear to indicate that the total number of units at both the renovated and newly constructed section will be 63, while the renovated building to the south at 5424-38 North 13th Street (not included in the latest permits) will hold 49 residences. Plato Marinakos is listed as the design professional and Philly Dwell LLC is specified as the contractor.
