Philadelphia YIMBY’s First Anniversary Countdown, which looks at the most frequently mentioned article categories over the course of the past year, finds Northwest Philadelphia as the 25th among the 31 ranked entries. The district, better known for its small-town charm rather than for being a construction boomtown, has assumed its relatively high rank due to its large area, when compared to other neighborhoods that we have covered in the countdown so far, as well as a proliferation of apartment development taking place among major thoroughfares and near transit hubs. Groundbreaking Ceremony Held at Station Square at 308-16 West Chelten Avenue in Germantown, Northwest Philadelphia

During Philadelphia’s period of rapid growth in the late 19th and early 20th centuries, much of the development in the city’s outer neighborhoods and in the suburbs was driven by the city’s expansive regional rail network. Today the trend is seeing a revival as a number of large developments are currently in progress near various regional rail station across the city and the metropolitan area. One among these is Station Square, a five-story, 49-unit mixed-use development underway at 308-16 West Chelten Avenue in Germantown, Northwest Philadelphia. The site sits across the street from the Chelten Avenue Station of the SEPTA Regional Rail. On July 21, 2021, developers Zatos Investments and R+M Development, as well as contractor Tester Construction Group LLC, celebrated the groundbreaking of the building, officially marking the start of construction.

Updated Design Revealed for 6134-46 Wayne Avenue in Morton, Northwest Philadelphia

An updated design has been revealed for 6134-46 Wayne Avenue, a development proposed in MortonNorthwest Philadelphia. Designed by ALMA Architecture, the complex includes the mixture of townhouses and multi-family apartment buildings, all situated next to SEPTA’s Tulpehocken regional rail station. Upon completion, 78 residential units will be included in the development, with 60 in the multi-family building, and the remaining 18 in the two-family townhomes. The project also includes 24 parking spaces and 6,840 square feet of amenity space, with the latter located within the multi-family building.
