A recent site visit by Philly YIMBY has revealed that construction has not yet started at a five-story 37-unit mixed-use building at 225 West Rittenhouse Street in Germantown, Northwest Philadelphia, although permits have been issued last December. The structure will span around 40,000 square feet and will feature commercial space, parking, and full sprinkling. Permits list Designblendz as the designer and TDAK Development & Construction LLC as the contractor. Construction costs are specified at $4.3 million.

Construction and Vertical Extension Anticipated at 1501 Fairmount Avenue in Fairmount, Lower North Philadelphia

Last September, Philly YIMBY reported that permits have been issued for the construction of a four-story-story, 20-unit addition and vertical addition to a prewar Art Deco commercial building at 1501 Fairmount Avenue in Fairmount, Lower North Philadelphia. More than half a year later, our visit revealed no construction progress at the development. Designed by Harman Deutsch Ohler Architecture, the development will add 20,558 square feet of space to the existing building, boosting the total area to 26,025 square feet. The project, which is also known under the address of 1501-05 Fairmount Avenue, will feature 5,467 square feet of commercial space, elevator service, roof decks, parking for seven bicycles, and full sprinkling. Permits list Construct Design Corp. Inc. as the contractor and a construction cost of $2.7 million.

The latest installment in Philly YIMBY’s Category Spotlight series features Philadelphia’s proposed and under-construction developments that span between 10,000 and 50,000 square feet. Most of the projects within this size range are medium-sized, mid-rise developments that typically hold anywhere between ten and 50 residential units. These buildings frequently feature retail at the ground floor, which livens up the sidewalk experience, while their scale makes for an optimal fit for just about any neighborhood; as such, apartment buildings within this size range have long served as the backbone of cities around the world. Today we present a selection of some of such projects that are underway or on the drawing boards throughout Philadelphia.

Construction Nearly Complete at 2243 North Broad Street Near Temple University in North Philadelphia

A recent site visit by Philly YIMBY revealed that construction nears completion at a four-story mixed-use building at 2243 North Broad Street, a block to the north of the Temple University campus in North Philadelphia. Designed by Stuart G. Rosenberg Architects (SgRA), the structure spans 10,297 square feet and holds commercial space on the ground floor and seven residential units that range from studios to two-bedrooms. Features include full sprinkling, space for 15 bicycles, in-unit washer/dryers, and balconies in many of the units. Permits list Ascent Design and Builder LLC as the designer and a construction cost of $700,000.

Permits Issued for 4550 Mitchell Street in Roxborough, Northwest Philadelphia

Permits have been issued for the construction of a mixed-use building at 4550 Mitchell Street in RoxboroughNorthwest Philadelphia. Designed by Coscia Moos Architecture, the new building will rise four stories tall, with a commercial space on the ground floor and 38 apartments. The development will span 41,942 square feet and will include 16 bicycle spaces and a roof deck with a green roof, which will be accessible through two bulkheads. Construction costs are estimated at $3.2 million.
