Northeast Northern Liberties: an Emerging Waterfront Hub in Search of an Identity

The latest entry on Philadelphia YIMBY’s First Anniversary Countdown, which looks at the most frequently mentioned article categories over the course of the past year, found North Philadelphia‘s Northern Liberties neighborhood at the 18th place, out of the 1,800+ categories surveyed. Yesterday’s entry outlined at the neighborhood’s history and general composition. Today we look at Northeast Northern Liberties, a former industrial hotbed turned no-mans-land that is now rapidly transforming into a major urban hub, and some of the challenges that the emerging district still needs to address.

Permits Issued for Mixed-Use Building at 1500 Germantown Avenue in Olde Kensington

Permits have been issued for the construction of a three-story mixed-use building at 1500 Germantown Avenue in Olde Kensington. The structure will rise from a 1,402-square-foot footprint and will contain 5,359 square feet of mixed residential and commercial interior space. The development will feature a cellar, a roof deck, and full sprinkling. Permits list Sharara Kazimi and Mirwais Saidi as owners, Cheryl Poulos as the design professional, and Philly Parking Solutions as the contractor. Construction costs are specified at $400,000.

Permits Issued for 48-Unit Building at 817-21 North 3rd Street in Northern Liberties, North Philadelphia

Permits have been issued for the construction of a six-story, 48-unit mixed-use building at 817-21 North 3rd Street in Northern Liberties, North Philadelphia. The building will feature a 4,855-square-foot commercial space at the ground floor and a roof deck, which will offer dramatic skyline views with its prominent height. The development will provide basement parking for 36 cars, as well as space for 20 bicycles. Permits specify Atrium LLC as the contractor. Construction costs are listed at $10.5 million.

Permits Issued for 1650 West Girard Avenue in Francisville, North Philadelphia

Permits have been issued for the construction of a 202-unit mixed-use building at 1650 West Girard Avenue in Francisville, North Philadelphia. Designed by Coscia Moos Architecture, the building will rise seven stories tall and hold 190,478 square feet of space, with commercial space located on the ground floor and apartments above. The development will feature a green roof and a parking garage. Construction costs are projected at $26 million. Tester Construction taking is listed as the contractor.

Renderings Revealed for 310 West Girard Avenue in Northern Liberties, North Philadelphia

Renderings have been revealed for a 185-unit mixed-use development at 310 West Girard Avenue in Northern Liberties, North Philadelphia. Designed by T + Associates Architects, the building will rise six stories tall, with 8,618 square feet of commercial space facing Girard Avenue on the ground floor, as well as 1,680 square feet of amenities. The development will feature 65 parking spaces in an underground garage and a green roof deck.

Permits Issued for 20-Unit Vertical Extension at 1501-05 Fairmount Avenue in Fairmount, North Philadelphia

Permits have been issued for the construction of a three-story, 20-unit vertical addition atop a prewar Art Deco commercial building situated at 1501-05 Fairmount Avenue in Fairmount, Lower North Philadelphia. The project will add 20,558 square feet of space to the existing structure, bringing the total to 26,025 square feet. Existing commercial space at the ground floor will be renovated and expanded, and seven bicycle parking spaces will be added. Permits list 1500 Fairmount LLC as the owner, Brett Harman as the design professional, and Construct Design Corp. Inc. as the contractor. Construction costs are specified at $2.7 million.

Architecture Firm Solomon Cordwell Buenz Comes In at Number 23 on Philly YIMBY’s First Anniversary Countdown

Philadelphia YIMBY’s First Anniversary Countdown, which looks at the most frequently mentioned article categories over the course of the past year, finds architecture firm Solomon Cordwell Buenz at number 23 out of the more than 1,800 analyzed categories, with a total of 34 tags amassed during the period. The company, which is (spoiler alert) the only architecture firm to feature in the entire Countdown, owes its high ranking to both a large number of significant ongoing developments and our prolific coverage of such.

Philly YIMBY’s First Anniversary Countdown Looks at Entry Number 30: Francisville

In 1682, William Penn’s surveyor general Thomas Holme laid out a rectangular street plan for the new planned city of Philadelphia. Today, the area covered by the original plan comprises Center City, yet its grid continued to extend in all directions until it either hit a natural boundary, or was shelved in the postwar period when gridded city plans fell out of favor. As such, most of the city’s central neighborhoods follow the rectilinear plan, with a few notable exceptions. One among these is Francisville, a neighborhood situated west of Broad Street in Lower North Philadelphia. Here, a small yet clearly noticeable group of streets run at a roughly 45-degree angle to the main grid, as they follow Ridge Avenue and predate the grid’s extent this far north. The neighborhood fell on hard times in the postwar period, yet today it is awash in new construction as low- and mid-rise buildings are rising in every direction. The construction boom translated to 28 category tags over the course of the past year, landing Francisville at the 30th place on Philly YIMBY’s First Anniversary Countdown, where we track article categories we tagged most frequently over the course of the past year. Today we visit the most notable developments that we have covered in the neighborhood during this period.

Philly YIMBY Launches Its First Anniversary Countdown by Looking at Rittenhouse Square and Brewerytown

A year ago, the start of August marked the launch of Philadelphia YIMBY. We were excited to extend New York YIMBY’s years-long legacy of covering architecture, construction, and development to the City of Brotherly Love. Since that time, our staff has shared over 1,000 articles, covering a wide variety of topics that were cataloged into more than 1,800 categories. In celebration of Philly YIMBY’s first anniversary, we look at our most frequently tagged categories in a month-long series of articles that will run as a countdown that starts with the 31th most-popular category and will run until it hits number one. Today we begin our countdown by looking at Rittenhouse Square and Brewerytown, the two categories tied for the 31st place.

Construction work continues to progress steadily at The Maven, a 28-unit mixed-use development rising at 1533 Ridge Avenue in Francisville, North Philadelphia. Designed by CANNOdesign and developed by Khosla Properties, the building rises five stories tall, with a commercial space on the ground floor. Residential units situated above, consisting of studios, one-bedroom, and two-bedroom apartments. Tester Construction is the general contractor. In total, the building holds 23,665 square feet of space. Construction costs are estimated at $3.9 million.
