Philly YIMBY Launches Its First Anniversary Countdown by Looking at Rittenhouse Square and Brewerytown

A year ago, the start of August marked the launch of Philadelphia YIMBY. We were excited to extend New York YIMBY’s years-long legacy of covering architecture, construction, and development to the City of Brotherly Love. Since that time, our staff has shared over 1,000 articles, covering a wide variety of topics that were cataloged into more than 1,800 categories. In celebration of Philly YIMBY’s first anniversary, we look at our most frequently tagged categories in a month-long series of articles that will run as a countdown that starts with the 31th most-popular category and will run until it hits number one. Today we begin our countdown by looking at Rittenhouse Square and Brewerytown, the two categories tied for the 31st place.

Construction work continues to progress steadily at The Maven, a 28-unit mixed-use development rising at 1533 Ridge Avenue in Francisville, North Philadelphia. Designed by CANNOdesign and developed by Khosla Properties, the building rises five stories tall, with a commercial space on the ground floor. Residential units situated above, consisting of studios, one-bedroom, and two-bedroom apartments. Tester Construction is the general contractor. In total, the building holds 23,665 square feet of space. Construction costs are estimated at $3.9 million.

Construction work is making steady progress at 1754 Wylie Street, a multi-family development in Francisville, North Philadelphia. Designed by M Architects and developed by the Stamm Development Group, the structure rises four stories and contains five luxury condos totaling a combined 5,600 square feet of space.

Permits Issued for Four-Unit Building at 1729 Francis Street in Francisville, North Philadelphia

Permits have been issued for the construction of a four-unit multi-family structure at 1729 Francis Street in Francisville, North Philadelphia. When completed, the building will rise three stories tall and will feature a roof deck with a pilot house. In total, the building will hold 4,698 square feet of space, with construction costs estimated at $165,000, according to the permit.

Exterior Work Progresses at The Block At SoNo in Northern Liberties

Construction work is making rapid progress on The Block at SoNo (also known as SoNo and SoNo Apartments), a 49-unit mixed-use development located at 456 North 5th Street in Northern Liberties. Designed by ISA Architects, the building stands four stories tall, with three commercial spaces on the ground floor, of which one will face North 5th Street, while the other two will open onto the parking lot at the building’s rear. The upper floors will hold residential units.

Permits Issued for Three-Unit Building at 1301 Ridge Avenue in Poplar, North Philadelphia

Permits have been issued for the construction of a three-story, three-unit multi-family building at 1301 Ridge Avenue in Poplar, North Philadelphia. The building will span a footprint measuring 994 square feet and will hold 3,814 square feet of interior space, which translates into spacious apartments measuring well over 1,000 square feet each. The structure will be fully sprinkled. Permits list Greenway Plaza LLC as the owner, Brett Harman as the design professional, and Liu Construction LLC as the contractor. Construction costs are listed at $380,000.

Rendering Revealed as Construction Begins at 342 West Girard Avenue in Northern Liberties, North Philadelphia

As construction work gets underway, a rendering has been revealed for a 50-unit residential development situated at 342 West Girard Avenue in Northern Liberties, North Philadelphia. Designed by Hightop Real Estate And Development, the building will rise six stories tall and will feature retail space at the ground level. Resident amenity space will include a fitness center.

Permits Issued for Vine Street Apartments at 1209-15 Vine Street in Callowhill

Permits have been issued for Vine Street Apartments, a 120-unit large multi-family development located at 1201-15 Vine Street (with an alternate address of 1201-1209 Vine Street) in Callowhill. Designed by Cadre Design, the development involves horizontal and vertical extensions to an existing building at the site. Upon completion, the structure will stand eight stories tall and will include 36 mechanical parking spaces. In total, the building will offer 83,635 square feet of space and cost an estimated $10 million to build.

Renderings Revealed for 801 North 19th Street in Francisville, North Philadelphia

Renderings have been revealed for a large 115-unit multi-family development at 801 North 19th Street at the so-called Francisville Triangle site in Francisville, North Philadelphia. Designed by NORR, the building will rise five stories tall and will feature will total 104,596 square feet of interior space, with units ranging from 498 to 1,004 square feet. The basement will hold 52 parking spaces for the residents. An amenity area will be situated at the fifth floor.

Facade work has been completed at the 11-story development at 2100 Hamilton Street in Franklintown (also known as Baldwin Park). Designed by Cecil Baker + Partners and developed by the Bock Development Group, the building stands 115 feet tall and will have 27 condominium units. Situated within a short walk from the Philadelphia Museum of Art and just to the north of the Center City skyscrapers, the project brings a modern look to an area that does not see much new development.
