A recent site visit by Philly YIMBY has revealed that demolition has not yet started at a single-story commercial building at 1701 Fairmount Avenue in Fairmount, Lower North Philadelphia. Located at the northwest corner of Fairmount Avenue and North 17th Street, the site will be cleared for the construction of a four-story mixed-use building with two commercial spaces and 24 apartments. Designed by Marshall Sabatini and developed by MM Partners, the project will feature roof decks and full sprinkling. Tester Construction Group will act as the contractor. Construction cost is specified at $5.3 million.

BrüBox Completes Construction in Brewerytown, North Philadelphia

Last June, Philly YIMBY reported that construction was nearing completion at BrüBox at 3120 Jefferson Street in Brewerytown, North Philadelphia. Since that time, the five-story, 32-unit rental building, alternately spelled BruBox (without the umlaut), has been completed and open to residents. Designed by Coscia Moos Architecture and developed by Khosla Properties, with Tester Construction Group as the contractor the development spans 29,427 square feet and, according to permits, cost $5.15 million to construct. BrüBox offers residences ranging from studios to two-bedrooms and spanning 525 to 1,000 square feet and includes parking for ten cars and 11 bicycles.

Construction is well underway at a three-story single-family rowhouse at 1512 North 25th Street in Brewerytown, North Philadelphia. The project replaces a vacant lot on the west side of the block between Jefferson Street and West Oxford Street. Designed by Plato Studio (led by Plato Marinakos, Jr.), the structure will span 3,943 square feet and feature a basement, a roof deck, and full sprinkling. Facade Rises at The Bordeaux in Brewerytown, North Philadelphia

In April of last year, YIMBY reported foundation work is underway at The Bordeaux, a five-story mixed-use building at 2600 West Girard Avenue in Brewerytown, North Philadelphia. Since that time, construction has made significant progress. Our recent site visit has revealed that the structure has been topped out and a red brick facade is steadily climbing up the structure’s exterior. Designed by Ambit Architecture and developed by the Argo Property Group, with Tester Construction Group as the contractor, the building rises at the southwest corner of Girard Avenue and North 26th Street and will span 17,365 square feet, which will include a 3,500-square-foot ground-level retail space and 16 residential units. Permits list a construction cost of $2.75 million.

Construction Imminent at 160-Unit Complex at 2360 West Girard Avenue in Brewerytown, North Philadelphia

Last October, Philly YIMBY reported that permits were issued for a five-story, 54-unit apartment building that is a part of a 160-unit residential complex proposed at 2630 West Girard Avenue in Brewerytown, North Philadelphia. Nearly five months later, our recent site visit has revealed that no construction has yet taken place. However, a portion of the site has been cleared, and construction machinery indicates that excavation may start in the near future. Our prediction is further supported by the fact that permits have also been issued for the remaining structures planned at the site at the end of last year. Designed by ISA and developed by ADCO (American Development Company) and Callahan Ward (which will also act as the contractor), the development, located under the full address of 2630-38 West Girard Avenue, will consist of the aforementioned apartment building next to two rows of quadruplex units, and will feature 9,300 square feet of ground-level retail along Girard Avenue.

A Detailed Overview of the 196-Unit Mixed-Use Building Proposed at 922 North Broad Street in Francisville, North Philadelphia

Over the course of the past year, Philly YIMBY featured sustained coverage of the seven-story mixed-use building planned at 922 North Broad Street in Francisville, North Philadelphia, and with good reason. Also known under its full address of 922-38 North Broad Street, the structure will rise on the southwest corner of North Broad Street and West Girard Avenue, two of the most important thoroughfares in Lower North Philadelphia, bringing 19,954 square feet of retail and 196 residential units to a subway- and trolley-adjacent site formerly occupied by a suburban-styled pharmacy. Designed by Coscia Moos Architecture, the structure will span 176,679 square feet and sport a distinctive multi-colored facade and a green roof. Construction work is making steady progress on the nine-story-tall, 108-unit mixed-use building at 545 North Broad Street in Poplar, North Philadelphia. Designed by CANNOdesign, the new building will yield a total of 152,635 square feet of space, including 11,130 square feet of commercial space on the ground floor, with residential units above. Permits Issued for Ten-Unit Building at 721-23 North 16th Street in Fairmount, Lower North Philadelphia

Permits have been issued for the construction of a five-story, ten-unit apartment building at 721-23 North 16th Street in Fairmount, Lower North Philadelphia. The development will be situated on the east side of the block between Swain and Brown streets, in an area that may also be described as Francisville. The project will replace a pair of three-story, apparently well-maintained prewar rowhouses and will hold a total of 11,048 square feet of interior space, which translates to a sizable average of 1,100 square feet per unit. The building will feature full sprinkling, a cellar, and a roof deck, which, due to the building’s prominent height, promises to offer sweeping skyline views. Permits list Mountfair Assoc. as the owner and Regis Development Corp. as the contractor. Construction costs are specified at $725,000.
