Last month, YIMBY visited the site of the six-story, 453-unit apartment building proposed at 2621-67 Frankford Avenue in East Kensington, where construction permits have been issued last year and construction preparation appears imminent. Today we take a detailed look at the massive building that is one of the largest on the drawing boards in Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture), with Turn Key Realty LLC as the contractor, the massive structure will hold 412,703 square feet of space and cost at $72 million to construct. The development will offer ample outdoor space for residents and will be a major boost to a rapidly-growing, high-density residential district.

Permits Issued for The Wagon House at 1935 North 2nd Street in Olde Kensington

Permits have been issued for The Wagon House, a four-story mixed-use building at 1935 North 2nd Street in Olde Kensington. The structure will replace a garage and an adjacent lot on the east side of the block between West Berks Street and West Norris Street. Designed by Ambit Architecture, the structure will rise from a combined lot at 1935-39 North 2nd Street and span 10,640 square feet, which will include 1,000 square feet of ground-level commercial space and 13 residential units. The building will feature a basement, full sprinkling, and parking for four bicycles. Permits list Baltimore Select Properties as the contractor and a construction cost of $1.8 million.

A Detailed Look at The Frankford, a 150-Unit Mixed-Use Development Proposed at 1120 Frankford Avenue in Fishtown, Kensington

Last month, Philadelphia YIMBY shared an overview of The Frankford, a six-story, 150-unit mixed-use residential and retail development proposed at 1120 Frankford Avenue in Fishtown, Kensington. Today we take a closer look at the proposal via building elevations, floor plans, and other detail. Designed by BLT Architects and developed by US Construction, the structure (which is also known under its full address of 1120-36 Frankford Avenue) will span nearly 100,000 feet of space, offering 7,166 square feet of ground-level retail and 83,372 square feet of residential space split between units ranging from studios to two-bedroom apartments, with studios being the predominant variant. The structure will feature two elevators, storage for 50 bicycles, outdoor space for residents (which includes a dog run), a roof deck, and a green roof. No parking spaces will be included. The proposal is still undergoing the Civic Design Review process, so no permits have yet been filed.

Construction Slowly Progresses at 2301 Frankford Avenue in Fishtown, Kensington

Philadelphia YIMBY’s recent site visit revealed that construction is crawling along at a snail’s pace, if it has not stalled outright, at a mixed-use development at 2301 Frankford Avenue in Fishtown, Kensington. Designed by Ian Smith Design Group, the project adds a three-story rear addition to a three-story prewar building and two smaller adjacent structures at the eastern corner of Frankford Avenue and East Dauphin Street. The finished structure will feature ground-floor commercial space and six residential units, as well as a cellar and full sprinkling. Permits list Black Oak Builders as the contractor and a construction cost of $312,000.

A Detailed Overview of the 196-Unit Mixed-Use Building Proposed at 922 North Broad Street in Francisville, North Philadelphia

Over the course of the past year, Philly YIMBY featured sustained coverage of the seven-story mixed-use building planned at 922 North Broad Street in Francisville, North Philadelphia, and with good reason. Also known under its full address of 922-38 North Broad Street, the structure will rise on the southwest corner of North Broad Street and West Girard Avenue, two of the most important thoroughfares in Lower North Philadelphia, bringing 19,954 square feet of retail and 196 residential units to a subway- and trolley-adjacent site formerly occupied by a suburban-styled pharmacy. Designed by Coscia Moos Architecture, the structure will span 176,679 square feet and sport a distinctive multi-colored facade and a green roof. Demolition Imminent at 2331-33 East York Street in Olde Richmond, Kensington

Judging by recent permit activity, demolition appears imminent at 2331-33 East York Street in Olde Richmond, Kensington, where a three-story rowhouse and an adjacent fenced-in lot are slated to be replaced by a three-story mixed-use building. The building will hold commercial space in the basement and at the first floor (which will house a restaurant, according to both permits and the rendering) and four residential units on the floors above. The 7,400-square-foot structure will feature full sprinkling and a roof deck, which, judging by the building’s height and lack of nearby obstructions, will offer decent views of the skyline. Permits list Plato Marinakos as the design professional, PASP LLC as the contractor, and a construction cost of $500,000.

An In-Depth Look at the 244-Unit Building Proposed at 1130 North Delaware Avenue in Fishtown, Kensington

Earlier this month, Philadelphia YIMBY visited the site of a ten-story, 244-unit building proposed at 1130 North Delaware Avenue in Fishtown, Kensington. Today we take an in-depth look at the 241,490-square-foot development planned. Designed by Varenhorst Architects and developed by Streamline, the structure will be situated on the north side of the avenue across from the Rivers Casino and Penn Treaty Park on the Delaware River waterfront. The modular structure will rise 124 feet tall to the top of the main roof (and around 135 or so feet tall to the top of the mechanical screens at the bulkhead) and will house 99 studios, 87 one-bedroom apartments, and 58-two-bedroom units. Features will include outdoor landscaping, a 2,776-square-foot roof deck with extensive skyline views, and parking for 49 cars and 102 bicycles. Construction costs are estimated at $55 million.

Last November, permits were issued for the construction of a six-story, 453-unit apartment building at 2621-67 Frankford Avenue in East Kensington. Three months later, Philadelphia YIMBY visits the site to find that demolition has not yet commenced at the property, although the sprawling property, most of which consists of a dilapidated surface lot, sits abandoned and appears ready for imminent demolition and subsequent construction. Construction work remains on hold at Bloc24, a five-story, eight-unit residential building at 613 South 24th Street (with a full address of 613-19 South 24th Street) in Graduate Hospital, South Philadelphia. Designed by Moto Designshop, the structure will feature elevator service, a fresh food market at the ground floor, and an expansive roof deck that will span most of the rooftop and offer dramatic views of the nearby Center City skyline. Permits list 617 South 24th St LLC as the owner and Morgan Plecenik as the contractor, and specify a construction cost of $1.5 million.

YIMBY Looks at Interiors of 28-Story Tower Under Construction at 3025 John F. Kennedy Boulevard in University City, West Philadelphia

University City, the central hub of West Philadelphia, is teeming with new under-construction developments. Of these, one of the most significant is the 361-foot-tall, 28-story mixed-use tower currently rising at 3025 John F. Kennedy Boulevard. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, the building will span a total of 559,583 square feet of interior space, combining commercial space on the lower floors with 326 residential floors situated above. Today YIMBY looks at imagery of the development’s proposed amenity space, both indoor and outdoor.
