Construction Still Pending at Mural West in Poplar, Lower North Philadelphia

As we anticipated (since construction permits still had not been filed), Philly YHIMBY’s recent site visit has found no signs of development at Mural West, a 363-foot-tall mixed-use tower proposed at 523 North Broad Street in Poplar, Lower North Philadelphia. Designed by Atkin Olshin Schade Architects and developed by Precision Realty Group, the project will provide office, retail, and commercial/medical space, as well as more than 200 residential units. The project will also include public plaza next to the eponymous mural, which is painted on the adjacent Mural Lofts residential building, as well as amenities such as a roof deck with potential restaurant space. If built, the tower will dramatically boost the skyline of Lower North Philadelphia and will stand as one of the tallest buildings north of Center City.

Excavation Underway at 210 South 12th Street in Midtown Village, Center City

A recent site visit by Philadelphia YIMBY has revealed that excavation is well underway at a 366-foot-tall, 32-story residential tower proposed at 210 South 12th Street in Midtown Village, Center City. Designed by Rogers Stirk Harbour + Partners (with BLT Architects as the architect of record) and developed by Midwood Investment & Development, the building will span 401,870 square feet of interior space and offer 378 rental units, as well as ground-level retail and parking for 96 cars and 130 bicycles. Permits list construction costs at $111 million.

Construction Approaches Halfway Point at 3025 JFK Boulevard in University City, West Philadelphia

A recent site visit by Philly YIMBY has revealed that concrete assembly is nearly at the halfway point at 3025 JFK Boulevard, a 361-foot-tall, 28-story mixed-use tower at 3025 John F. Kennedy Boulevard at University City, West Philadelphia. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, with Hunter Roberts Construction Group as the contractor, the building, also known as Schuylkill Yards West, will span 559,583 square feet, with commercial and laboratory space on the lower floors with 326 residential floors situated above. The building is the first major high-rise to be built as part of the 14-acre Schuylkill Yards megadevelopment. Construction at 3025 JFK Boulevard is expected to cost $180 million.

Cladding Nearly Finished at Jefferson Specialty Care Pavilion in Market East, Center City

A recent site visit by Philly YIMBY has captured the latest construction progress at the dazzling, blue-glass-walled Jefferson Specialty Care Pavilion rising at 1101 Chestnut Street in Market EastCenter City. The building, rises 364 feet and 23 stories (19 stories if excluding mechanical floors) and comprises the bulk of East Market Phase 3, the final component of the mixed-use, multi-block East Market development. The $762 million medical facility, the single largest real estate investment in nearly 200-year history of Jefferson Health, will span around 462,000 square feet and feature over 300 examination rooms, as well as 58 infusion chairs, ten operating rooms, six endoscopy rooms, imaging and lab services, a pharmacy, and more. The development team consists of Ennead Architects and Stantec as designers, Jefferson Health and National Real Estate Development as developers, and a joint venture of LF Driscoll and Hunter Roberts Construction Group as contractors.

YIMBY Shares Interior Renderings for UPenn’s Amy Gutmann Hall in University City, West Philadelphia

Last month, Philly YIMBY reported that a permit had been issued for the University of Pennsylvania’s Amy Gutmann Hall at 3317-23 Chestnut Street in University CityWest Philadelphia. Designed by Lake Flato Architects, with KSS Architects as the architect of record and Ground Control Collaborative as landscape designer, the building will rise six stories and span 115,954 square feet, and will feature classrooms, collaborative spaces for student projects, and a data science hub. While our previous reports on Amy Gutmann Hall focused on its exterior appearance, today we offer a glimpse into the interior of the proposed facility, and share several site plans not seen on YIMBY previously.
