Construction Complete at 80 East Sharpnack Street in Mount Airy, Northwest Philadelphia

Philly YIMBY’s recent site visit has confirmed that construction work is complete at a rowhouse complex at 80 East Sharpnack Street in Mount AiryNorthwest Philadelphia. The six attached single-family residences are situated along Magnolia Street, although the site’s location at the corner of Sharpnack Street gives the project an address at the latter. Designed by Ruggiero Plante Land Design, with ANC Builders Inc. as the contractor, each building rises three stories tall and spans 2,238 square feet, with a height measuring 38 feet to the main roof and 48 feet to the top of the pilot house. The rowhouses share a common rear drive aisle, which provides access to in-building garages.

Philly YIMBY’s recent site visit has observed that construction work is underway at a three-story single-family rowhouse at 2249 Pemberton Street in Graduate Hospital, South Philadelphia. The development replaces a two-story prewar rowhome situated on the north side of the block between South 22nd and South 23rd streets. Designed by J.O.S. Serratore & Company Architects, the structure will span 2,520 square feet and will feature a cellar and a roof deck. Permits list Kildare Construction as the contractor.

Renovation Complete at 140 North 2nd Street in Old City

Philadelphia YIMBY’s recent site visit has confirmed that renovation work is complete at a four-story prewar rowhouse at 140 North 2nd Street in Old City. The project is situated on the west side of the block between Arch Street and Quarry Street, almost directly across from historic Elfreth’s Alley. Designed by Moto Designshop, the renovated building will span 4,523 square feet and feature five transient residential units. Permits list Michael Treacy as the contractor and specify a renovation cost of $1 million.

The development will replace a vacant lot on the south side of the block between North 18th and North 19th streets, situated a block east of the Girard College campus Designed by Carolina Pena of Parallel Architecture Studio, the structure will span 1,987 square feet and will feature a cellar, a roof deck, and full sprinkling.
