Rowhouse Construction Anticipated at 1238 North Howard Street in Fishtown

In October 2020, Philadelphia YIMBY reported that permits have been filed for a single-family rowhouse at 1238 North Howard Street near the junction of Fishtown and Olde Kensington. Our recent site visit has revealed that no construction has taken place since, though an updated construction permit issued this January indicates that the project is still under development. Designed by Interface Studio Architects and developed by Callahan Ward (which also serves as the contractor), the building will rise three stories plus basement, span 1,539 square feet, and feature a back yard and a roof deck.

Construction Slowly Progresses at 2301 Frankford Avenue in Fishtown, Kensington

Philadelphia YIMBY’s recent site visit revealed that construction is crawling along at a snail’s pace, if it has not stalled outright, at a mixed-use development at 2301 Frankford Avenue in Fishtown, Kensington. Designed by Ian Smith Design Group, the project adds a three-story rear addition to a three-story prewar building and two smaller adjacent structures at the eastern corner of Frankford Avenue and East Dauphin Street. The finished structure will feature ground-floor commercial space and six residential units, as well as a cellar and full sprinkling. Permits list Black Oak Builders as the contractor and a construction cost of $312,000.

No Progress Yet at Site of Two-Unit Rowhouse Proposed at 2951 Frankford Avenue in Port Richmond, Kensington

Last September, YIMBY reported that permits have been issued for the construction of a three-story mixed-use rowhouse at 2951 Frankford Avenue in Port Richmond, Kensington. Our recent site visit revealed that, five months later, no construction work of any kind has yet taken place at the site. The structure will span 3,374 square feet, which will be roughly evenly split between a business component (1,701 square feet) and two residences (1,673 square feet in total, with an average of 837 square feet per unit). The structure will feature full sprinkling and a roof deck. Permits list Matag Ventures LLC as the owner and Adam R. Sinclair as the contractor. Plans submitted with the planning department list Raymond F. Rola as the architect, though permits specify Kevin Korejko as the design professional. The construction cost is specified at $450,000.

The property replaces a two-story prewar rowhouse on the north side of the block between South 21st and South 22nd streets. The structure features full sprinkling, a basement, and a roof deck. Permits list Aston Enterprises LLC as the owner, David P. McArthur as the architect, and Montebello Homes as the contractor.

Philly YIMBY recently visited the construction site of the single-family rowhouse at 1602 South 13th Street in East Passyunk, South Philadelphia, and discovered that work is nearing completion at the three-story structure. The building rises on the west side of the block between Tasker and Morris streets, one house away from the intersection of 13th and Tasker streets. The development involves a near-complete overhaul of an existing rowhouse, which will increase the size of the structure from 2,685 to 2,870 square feet. Permits list Dennis Du and Khoa D. Du as owners, Toner Architects as the designer, and James DeSimone of DeSimone Contracting as the contractor. Construction costs are specified at $200,000.
