An In-Depth Look at 488-Unit Mixed-Use Complex Planned at 700-30 North Delaware Avenue in Northern Liberties

Last month, Philly YIMBY visited the site of a half-million-square-foot, 488-unit mixed-use complex planned at 700-30 North Delaware Avenue on the Delaware River waterfront in Northern Liberties, North Philadelphia. Designed by JKRP Architects, the complex will consist of two seven-story buildings, one spanning the east half of the lot at 700-30 North Delaware Avenue and another to the west at 711-35 North Front Street, with a retail-fronted pedestrian promenade between the two offering public space. While our recent site visit focused on the progress (or lack thereof) at the location, today we dig deeper into the design, its advantages, pitfalls, and still-extant opportunities for further improvement.

A Detailed Look at the 27-Story Tower Planned at 300 North Christopher Columbus Boulevard in Northern Liberties

After years of dormancy and inaction, numerous developments along the Delaware River waterfront are finally having their permits issued, which puts them on direct track toward construction. One of the most exciting among these is the project planned at 300 North Christopher Columbus Boulevard in Northern Liberties. Designed by Handel Architects and developed by The Durst Organization, the project will feature a 27-story, 360-unit tower rising next to a brand new public space. A construction permit was issued for the project in November of last year, and another, more comprehensive one, was issued in August of this year. Earlier this month, a YIMBY site visit observed a large amount of recently-placed material and equipment at the site, although it is not certain whether it is intended for the building’s construction. Today we take a closer look at the building’s design its future contribution both to the neighborhood and to the skyline at large.

In August of last year, YIMBY reviewed then-recent plans for a half-million-square-foot, 488-unit mixed-use development proposed at 700-30 North Delaware Avenue in Northern Liberties, North Philadelphia, near the Delaware River waterfront. Designed by JKRP Architects, the complex will consist of two seven-story buildings, one at 700-30 North Delaware Avenue and another at 711-35 North Front Street, with a retail-fronted pedestrian promenade situated between the two. Although demolition permits have been issued, our recent site visit revealed that work has not yet begun at the site.

Permits Issued for Commercial Building at 3614 Balfour Street in Port Richmond, Kensington

Permits have been issued for the construction of a two-story commercial building at 3614 Balfour Street in Port Richmond, Kensington. The building will be located in an industrial district that stretches along the Delaware River waterfront. The structure will offer several commercial spaces that will comprise a total of 5,511 square feet. Permits list Custom Fiberglass Install as the owner, Ian Toner as the design professional, and North Standard LLC as the contractor. Construction costs are listed at $550,000.

Construction Progresses at Northbank on the Delaware River Waterfront in Fishtown, Kensington

Construction has made significant progress at Northbank, a large development underway at 2001 Beach Street on the Delaware River waterfront in Fishtown, Kensington. The project replaces a massive vacant swathe of land with a mixed-use complex that will act as a mini-neighborhood of its own. In total, the project will contain just under 900 residential units. The development will be anchored by two large mixed-use buildings and will also include 254 townhouses and 104 stacked homes.
