Construction Anticipated at 139 West Chelten Avenue in Germantown, Northwest Philadelphia

A recent site visit by Philly YIMBY has revealed that construction has not yet started at the five-story, 50-unit residential building at 139 West Chelten Avenue in Germantown, Northwest Philadelphia, though permits were issued last October. Designed by CANNOdesign, the development will be situated within a two- to three-block walking distance to two SEPTA Regional Rail stations, the Chelten Avenue Station to the southwest and the Germantown Station to the northeast. The ground-level retail space will contribute to the commercial corridor along which the building will be situated. The structure will span a 13,681-square-foot footprint and will feature 52,391 square feet of interior space, full sprinkling, and an unspecified number of parking spaces. Permits list Tester Construction Group as the contractor and a construction cost of $7.7 million.

A recent site visit by Philly YIMBY has discovered that construction is underway at a four-unit mixed-use building proposed at 709 South 50th Street in Cedar ParkWest Philadelphia, which received permits last September. The development is located on the northeast side of the block between Willows Avenue and Pentridge Street. Designed by CANNOdesign, the building will rise three stories (four if including the third-floor mezzanine), span 4,990 square feet and feature commercial space on the ground floor and a roof deck. Permits list GRIT Construction as the contractor. Construction costs are specified at $437,000.

Permits Issued for 723 North 35th Street in Mantua, West Philadelphia

Permits have been issued for the construction of a 19-unit multi-family building at 723 North 35th Street in MantuaWest Philadelphia. Two of these units come from a green roof bonus, due to the inclusion of a green roof at the top of the structure, with more six moving from a mixed-income bonus, as affordable ins are also incorporated into the project. There will be seven bike parking spaces to help serve these residential units. CANNOdesign is the firm of record for the project, which is projected to cost $2.96 million to construct.
