The 26,127-square-foot, L-shaped site is bounded by 21st Street to the east, Van Pelt Street to the west, and Ludlow Street to the north. According to Parkway documentation, the site is situated within a CMX-4 mixed-use district and can accommodate 130,635 square feet of built space at a floor-to-area ratio of 5:1, or 313,524 square feet of space at an FAR of 12:1. With the right design, and height limits notwithstanding, the site may accommodate a development rising around 30 or so stories.

Facade work is nearly finished at Riverwalk South, a skyscraper that is under construction at 60 North 23rd Street in Center City West. The main portion of the structure is currently topped out at 32 stories, and the building will soon reach its full height of 362 feet. Designed by Gensler and developed by the PMC Property Group, the building, which stands next to the Schuylkill River, is part of the two-towered Riverwalk complex. The development is part of a new hub of high-rise buildings that will soon form a cluster along Market Street and near the river, with most projects featuring residential programming. The two new towers symbolize the new high-rise growth that is destined to dominate the area in the near future.

A set of new remote work-friendly features has recently been revealed at 2222 Market Street, a 295-foot-tall, 19-story office building under construction in Center City West. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the building will offer 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail. Parking for 47 vehicles will be available in an underground garage. The development was built to spec for Morgan Lewis, a major law firm that will use the building as its new headquarters.

295-Foot-Tall Office Building Tops Out at 2222 Market Street in Center City West

The latest office building to be constructed in Center City since the Comcast Technology Center was completed in 2019 is the one currently rising at 2222 Market Street, located within the rapidly growing Center City West neighborhood. Designed by Gensler and developed by Parkway Commercial Properties, the building has recently topped out and now stands at its full height of 295 feet and 19 stories. The development will hold law office space, with the law firm Morgan, Lewis, Bockius LLP planning to occupy at least part of the structure. The tower is the second high-rise project to go up in the area in recent years, following the topping-out of the two Riverwalk buildings.

Designed by Solomon Cordwell Buenz and developed by the PMC Property Group, the building will rise 328 feet and 29 stories tall and feature 341 residential units. A parking garage will be included within the structure, which will add to its sizable height. In total, the development will yield 456,380 square feet of space. Construction costs are estimated at $136,000,000.
