Demolition Imminent at Site of 23-Story Tower Proposed at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia

The 27th place on Philly YIMBY’s December 2021 Development Countdown goes to the 260-foot-tall, 23-story residential tower planned at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. The development will rise between 2nd, Callowhill, and Willow streets in the southeast corner of Northern Liberties, near the Delaware River waterfront and a block north of Old City. Designed by Morris Adjmi Architects and developed by National Real Estate Development, LLC, (aka National Development) and The KRE Group, the tower will offer 397 residential units, 20,431 square feet of retail, and 105 parking spaces. Although demolition permits have recently been filed, our recent site visit that demolition has not yet begun.

Financing Secured for Seven-Story, 146-Unit Building Proposed at 741 Spring Garden Street in Poplar, Lower North Philadelphia

Development is making headway at the seven-story, 146-unit building planned at 741 Spring Garden Street in Poplar, Lower North Philadelphia, as Kawa Capital Management, a Florida-based financial planning and advisory firm, has recently secured a $25 million construction loan. Developed by Arts + Crafts Holdings and designed by JKRP Architects, the project will span around 100,000 square feet and will offer 3,361 square feet of ground-level retail and parking for 27 cars and 72 bicycles.

Examining Preservation-Minded Alternatives for the 79-Unit Building Planned at 1106-14 Spring Garden Street in Callowhill, Lower North Philadelphia

YIMBY recently introduced a six-story, 79-unit mixed-use proposal at 1106-14 Spring Garden Street (aka 1106 Spring Garden Street) in Callowhill, Lower North Philadelphia. Designed by Varenhorst, the building will offer an appealing design, street-energizing retail, much-needed public space, and a large number of apartments. However, the proposal also involves the demolition of a stately prewar building, which has recently been torn down. Today we look at the demolished structure and analyze strategies for how it could have been preserved and incorporated into the design without sacrificing any of its current strong points.

A proposal has been submitted for review for a six-story, 79-unit mixed-use building at 1106-14 Spring Garden Street (aka 1106 Spring Garden Street) in Callowhill, Lower North Philadelphia. Designed by Varenhorst, the building will rise from an L-shaped, 17,543-square-foot lot with frontage on Spring Garden and North 11th streets, though the corner parcel is not included in the project. The 74,587-square-foot development will include below-ground parking for 27 vehicles, retail and residential amenity space on the ground floor, and apartments on the stories above.

Mural-Sporting Treatment Center Still Stands at Site of 329-Unit Building Planned at 418 Spring Garden Street in Northern Liberties

Philly YIMBY’s site visit discovered no signs of demolition progress at the site of the 12-story, 329-unit building planned at 418 Spring Garden Street in Northern Liberties. Designed by Solomon Cordwell Buenz, the high-rise, also known under the name of 5th + Spring Garden, will stand 137 feet tall to the top of the main roof and 152 feet tall to the top of the bulkhead. The ground floor will feature abundant commercial space that will enliven the up-and-coming neighborhood. A total of 87 parking spaces will be included within the development.
