Designed by Brightcommon, the building will hold two commercial spaces at the ground floor, spanning 3,791 square feet of space, 90,882 square feet of residential space, and 34 parking spaces.

Construction Still Pending at Mural West in Poplar, Lower North Philadelphia

As we anticipated (since construction permits still had not been filed), Philly YHIMBY’s recent site visit has found no signs of development at Mural West, a 363-foot-tall mixed-use tower proposed at 523 North Broad Street in Poplar, Lower North Philadelphia. Designed by Atkin Olshin Schade Architects and developed by Precision Realty Group, the project will provide office, retail, and commercial/medical space, as well as more than 200 residential units. The project will also include public plaza next to the eponymous mural, which is painted on the adjacent Mural Lofts residential building, as well as amenities such as a roof deck with potential restaurant space. If built, the tower will dramatically boost the skyline of Lower North Philadelphia and will stand as one of the tallest buildings north of Center City.

Permits Issued for 1525 North 7th Street in Ludlow, Lower North Philadelphia

Permits have been issued for the construction of a four-story, six-unit apartment building at 1525 North 7th Street in Ludlow, Lower North Philadelphia. The structure will replace a vacant lot on the east side of the block between Jefferson and West Oxford streets. Designed by Plato Marinakos of Plato Studio, the building will span 10,162 square feet and feature a cellar and a roof deck. Prestige Design appears to be both the owner and contractor, with permits listing Prestige Design on Germantown as the owner of the site and Ofir Komerian of Prestige Design on Girard as the contractor. Construction costs are specified at $260,000.

Permits have been issued for the construction of a four-story, ten-unit apartment building at 2006 West Girard Avenue in FrancisvilleLower North Philadelphia. The development, sited on a partially occupied through-block lot stretching from Girard Avenue to the north to Cambridge Street to the south, with the three-story, three-unit prewar rowhouse on Girard to remain and the new building to rise from a vacant site on Cambridge. Designed by CANNOdesign, the new building will feature balconies in select units, two private roof decks, and parking for four bicycles. Permits list GRIT Construction as the contractor and a construction cost of $2.2 million.

Excavation Underway at 1200 Ridge Avenue in Poplar, North Philadelphia

Although permits for the building have been filed some time ago, Philly YIMBY’s recent site visit discovered no notable construction progress, aside from ground excavation, at 1200 Ridge Avenue, a 46-unit development proposed in Poplar, North Philadelphia. Designed by Coscia Moos Architecture, the building will rise from a 10,620-square-foot footprint and span 60,404 square feet, wit commercial space at the ground floor. The basement will be allocated to amenities such as parking space for 13 cars and 24 bicycles. A roof deck will be located atop the sixth floor at the summit of the structure, and will provide panoramic views of the skyline. Permits list HC Pody Company and a construction cost of $6 million.
