Permits have been issued for the construction of a six-story, 31-unit apartment building at 326 North 12th Street in Callowhill, Lower North Philadelphia. The development will replace a parking lot bound by North 12th Street to the east, Wood Street to the south, and Carlton Street to the north. The new building will span 30,075 square feet and will feature an elevator, a 690-square-foot live/work office, an 832-square-foot roof deck, a parking garage for seven cars, and storage for 11 bicycles. The development team includes the Regis Group as the developer, Vikara Social Development as the owner’s representative, CANNOdesign as the architect, and the Regis Development Corp. as the contractor. Permits specify a construction cost of $3.2 million, of which $200,000 is allocated toward excavation.

The development is situated on the east side of the block between Noble Street and Hamilton Street. Designed by HDO Architecture, the project will span a total of 11,284 square feet, of which 1,576 will constitute commercial space. Permits list Qi Wei Chen as the contractor and specify a construction cost of $1.2 million.

Permits have been issued for the construction of a six-story, 65-unit mixed-use building at 1201-15 Callowhill Street in Callowhill. Designed by JKRP Architects, the development will contain 83,667 square feet of residential area. The units will all function as co-living spaces, meaning there will be 239 beds within the structure. The project will also feature a 3,989-square-foot retail component on the ground floor and 8,854 square feet of office and amenity space. A 17,790-square-foot underground garage will hold 41 parking spaces, with two being ADA-compliant and three allocated for electric vehicles, as well as 22 bicycle spaces. Construction costs are estimated at $17.2 million.

Permits have been issued for Vine Street Apartments, a 120-unit large multi-family development located at 1201-15 Vine Street (with an alternate address of 1201-1209 Vine Street) in Callowhill. Designed by Cadre Design, the development involves horizontal and vertical extensions to an existing building at the site. Upon completion, the structure will stand eight stories tall and will include 36 mechanical parking spaces. In total, the building will offer 83,635 square feet of space and cost an estimated $10 million to build.

Philly YIMBY’s recent site visit has observed no construction activity at the future site of Broad and Noble, a high-rise development proposed at 435-43 North Broad Street in Callowhill, North Philadelphia. Designed by Barton Partners and developed by Toll Brothers, the project will rise 231 feet and 19 stories and will include 344 apartments within the 371,302 square feet of residential space, as well as 23,647 square feet of amenity space, 46,275 square feet of parking and loading space, 10,574 square feet of retail, 8,351 square feet of office space, and 107 underground parking spaces. The proposal gets its name from its location at the northeast corner of North Broad Street and Noble Street, half a bl0ck away from the entrance of the elevated Rail Park.
