Renderings Revealed for 1200 Normandy Place in The Navy Yard, South Philadelphia

Renderings have been revealed for a 611-unit mixed-use development at 1200 Normandy Place in the Navy Yard in South Philadelphia. Designed by DIGSAU and developed by Ensemble Investments and Mosaic Development Partners, the complex will be a huge milestone for the district, which is receiving billions of dollars in investment for the area’s master plan. The project will consist of two adjacent buildings, with a new thoroughfare to be built in between. Building A will hold 265 residential units, which will occupy 384,190 square feet of space. The ground floor will feature 8,617 square feet of commercial space, bringing the total area in the structure to 392,807 square feet of space. Building B will accommodate 346 residential units, which will take up 294,411 square feet. A planned 17,138 square feet of commercial space will be situated on the ground floor, bringing the total to 311,549 square feet. The two buildings will also include parking space for 166 cars and 230 bicycles.

Permits have been issued for the construction of a three-unit multi-family building at 1701 South 24th Street in Point Breeze, South Philadelphia. Upon completion, the building will rise three stories tall, with an access structure connecting to a roof deck at the pinnacle. In total, the building will hold 3,200 square feet of space, with construction costs estimated at $350,000. Maher Abdelaal is listed as the project’s design professional, with Clifford Lasky specified as the contractor.

The 26th place on Philadelphia YIMBY’s First Anniversary Countdown, which tallies the 31 most frequently listed article categories over the course of the past year, goes to Graduate Hospital, a neighborhood located in South Philadelphia that aggregated 30 category mentions during the period. The charming, pedestrian-friendly district continues to expand its real estate offerings largely via new low- and mid-rise residential construction. Many of the new buildings target an upmarket clientele and thus feature elaborate, high-end architectural design.

Permits have been issued for the construction of additional single-family homes at Siena Place, a large development underway in Packer Park, South Philadelphia. Though the latest round of permits adds only four more residences, it further enhances a development that has already brought dozens of single-family homes to an untouched land parcel at the far western reaches of the neighborhood. Each of the new buildings will stand three stories tall and will feature access to a private roof deck. A garage will be included with each unit. Construction costs are estimated at $300,000 per home.

Permits Issued for Five Townhouses at 924 Beulah Street in Bella Vista, South Philadelphia

Permits have been issued for the construction of a townhouse complex at 924 Beulah Street in Bella Vista, South Philadelphia. The complex will include five homes in total, each rising four stories tall. Permits list each home to total just over 3,000 square feet of space, with construction pricing coming in at $250,000 apiece. Rich Villa is listed as the project’s design professional, with KNE II LLC listed as the contractor.

Upon completion, the building will rise four stories tall. One unit will have access to a private roof deck, while another is set to be generally accessible. YIMBY Observes the Rising Philadelphia Skyline from the Girard Point Bridge

Philadelphia YIMBY has been covering the rise of the Philadelphia skyline over a year now. Today we observe the skyline from the Girard Point Bridge, which connects South Philadelphia with Southwest Philadelphia. The bridge had started construction in 1968 and was completed in 1973, just after the completion of One Meridian Plaza and while Centre Square was on the rise. The bridge, which is a double-decker cantilevered truss structure, was repainted in 2011, as it was previously coated in a fading green color. The bridge runs over the mouth of the Schuylkill River, just to the west of the Navy Yard.

Permits have been issued for a multi-family renovation of 500-02 South Street in Queen Village, South Philadelphia. The building will rises three stories tall, with two private roof decks at the top of the structure. The second and third floors will be refitted to accommodate four residential units, while the existing retail space on the ground floor to remain. The renovation cost is listed at $350,000.

Permits have been issued at the site of Broad and Washington at 1001 South Broad Street in Hawthorne, at a massive plot of land situated at one of the busiest intersections in South Philadelphia. Upon completion, the structure will rise 15 stories. Multiple commercial spaces will be situated at the ground floor, fronting both Broad Street and Washington Avenue. The upper floors will hold a whopping 1,111 residential units. In total, the complex will hold 1,516,218 square feet of space and cost nearly $306 million to build.

Permits Issued for 2401 Washington Avenue at Innovator Village in Graduate Hospital, South Philadelphia

Permits have been issued for 2401 Washington Avenue, Building A, part of the Innovator Village development in Graduate Hospital, South Philadelphia. Upon completion, the development will rise four stories tall and will feature 28 residential units as well as a parking garage. In total, the building will hold 25,264 square feet of space, with construction costs estimated at $3.2 million. The building shares its address with Innovator Village, an under-construction development that brings 82 residential units to the area, many of which have already been sold.
