Although construction permits have already been issued, construction has not yet begun at the site of the four-story, 57-unit apartment building proposed at 1622-40 Point Breeze Avenue in Point Breeze, South Philadelphia, as revealed by a recent Philly YIMBY site visit. Designed by JKRP Architects, the structure will rise on the west side of the block between Fernon and Morris Streets, with the zoning lot (but not the planned structure itself) extending to Fernon. The building will span a footprint of 10,282 square feet and will contail 51,905 square feet of interior space. Development features will include elevator service, a roof deck, a green roof, and parking for 19 bicycles. Permits list OCF Construction as the contractor and a construction cost of $2.08 million.

Philly YIMBY’s recent site visit has confirmed the completion of a three-story single-family rowhouse at 2141 Catharine Street in Graduate Hospital, South Philadelphia. The property replaces a two-story prewar rowhouse on the north side of the block between South 21st and South 22nd streets. The structure features full sprinkling, a basement, and a roof deck. Permits list Aston Enterprises LLC as the owner, David P. McArthur as the architect, and Montebello Homes as the contractor.

Riverwalk, also known as Riverwalk Philly, is a mixed-use development that rises at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the project is situated by the Schuylkill River waterfront consists of two high-rises that will hold a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the 362-foot-tall, 32-story, 380-unit south tower is still under construction. Permits have been issued for the construction of a three-story, 43-unit mixed-use building at 912-22 Locust Avenue in East Germantown, Northwest Philadelphia, just north of LaSalle University. The structure will stand on a 21,272-square-foot lot on the southeast side of the block between Boyer and Devon streets, rising from a 10,800-square-foot footprint and holding 32,235 square feet of interior space. The development will include two commercial spaces, a cellar, and accessory storage space (to which the permits allocate a whopping 10,745 square feet). Permits list Bobby and Joyce M. Spears as the owners, RSG Management, LLC as the contractor, and a construction cost of $1.5 million.
