In recent years, a development boom has added hundreds of new apartments to Fishtown, ranging from single-family houses to massive apartment complexes. One of the largest among these is The Parkside Fishtown, a 95-unit rental building completed last year at 2110 East Norris Street. The structure, situated on the south side of the block between North Front Street and Trenton Avenue, rises six stories and holds 85,985 square feet of interior space. Permits list HC Pody Company as the contractor and a construction cost of $12 million.

Permits Issued for The Wagon House at 1935 North 2nd Street in Olde Kensington

Permits have been issued for The Wagon House, a four-story mixed-use building at 1935 North 2nd Street in Olde Kensington. The structure will replace a garage and an adjacent lot on the east side of the block between West Berks Street and West Norris Street. Designed by Ambit Architecture, the structure will rise from a combined lot at 1935-39 North 2nd Street and span 10,640 square feet, which will include 1,000 square feet of ground-level commercial space and 13 residential units. The building will feature a basement, full sprinkling, and parking for four bicycles. Permits list Baltimore Select Properties as the contractor and a construction cost of $1.8 million.

Over the course of the past year, Philly YIMBY featured sustained coverage of the seven-story mixed-use building planned at 922 North Broad Street in Francisville, North Philadelphia, and with good reason. Also known under its full address of 922-38 North Broad Street, the structure will rise on the southwest corner of North Broad Street and West Girard Avenue, two of the most important thoroughfares in Lower North Philadelphia, bringing 19,954 square feet of retail and 196 residential units to a subway- and trolley-adjacent site formerly occupied by a suburban-styled pharmacy. Designed by Coscia Moos Architecture, the structure will span 176,679 square feet and sport a distinctive multi-colored facade and a green roof. An In-Depth Look at the 244-Unit Building Proposed at 1130 North Delaware Avenue in Fishtown, Kensington

Earlier this month, Philadelphia YIMBY visited the site of a ten-story, 244-unit building proposed at 1130 North Delaware Avenue in Fishtown, Kensington. Today we take an in-depth look at the 241,490-square-foot development planned. Designed by Varenhorst Architects and developed by Streamline, the structure will be situated on the north side of the avenue across from the Rivers Casino and Penn Treaty Park on the Delaware River waterfront. The modular structure will rise 124 feet tall to the top of the main roof (and around 135 or so feet tall to the top of the mechanical screens at the bulkhead) and will house 99 studios, 87 one-bedroom apartments, and 58-two-bedroom units. Features will include outdoor landscaping, a 2,776-square-foot roof deck with extensive skyline views, and parking for 49 cars and 102 bicycles. Construction costs are estimated at $55 million.

YIMBY Shares Rental Unit Layouts at Riverwalk at 60 North 23rd Street in Center City West

In a recent publication, Philadelphia YIMBY shared an overview of Riverwalk, also known as Riverwalk Philly, a mixed-use development at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the project consists of two towers that will hold a total of 711 rental units.
