YIMBY Looks at Rental Apartments at The Terrace on 18th in Logan Square, Center City

Earlier this year, YIMBY shared exterior photos of The Terrace on 18th, an adaptive reuse/residential conversion project for a 267-foot-tall, 27-story high-rise at 1776 Benjamin Franklin Parkway in Logan Square, Center City. Designed by the architecture firm of Stonorov & Haws and completed in 1964 as the Plaza Apartments, the cylindrical Brutalist tower later served as a hotel known as Embassy Suites Philadelphia Center. Over the course of the past year, developer Pearl Properties had once again thoroughly overhauled the structure, this time converting it to 288 rental apartments. Today YIMBY looks at the unique, wedge-shaped unit layouts that resulted from the building’s unusual form.

YIMBY Shares an In-Depth Overview of 73-Unit Development Planned at 2201 East Tioga Street in Port Richmond, Kensington

Earlier this month, Philadelphia YIMBY shared a selection of renderings for a four-story, 73-unit residential development proposed at 2201 East Tioga Street in Port Richmond, Kensington. Designed by Designblendz Architecture, the project will offer 62,825 square feet of residential space, as well as parking for 62 cars. Today we share an extended package of renderings, plans, and diagrams for the project, as seen in its Civic Design Review submission.

Construction Complete at 342 West Queen Lane in Germantown, Northwest Philadelphia

A recent site visit by Philly YIMBY has confirmed that construction work is complete at a three-story, five-unit rental apartment building at 342 West Queen Lane in Germantown, Northwest Philadelphia. The development is located on the southeast side of the block between Pulaski Avenue and Morris Street, within a four-minute walk of the Queen Lane regional rail station. Designed by MC Architectural, the project spans 5,793 square feet and features a 1,058-square-foot ground-level retail space and full sprinkling. Permits list David Elmaliah as the contractor and a construction cost of $200,000.

Construction Underway at 5007 Pentridge Street in Cedar Park, West Philadelphia

A recent site visit by Philly YIMBY has documented construction at a three-story, eight-unit multi-family building at 5007 Pentridge Street in Cedar Park, West Philadelphia. Designed by Ambit Architecture, the project rises on the north side of the block between South 50th and South 51st streets. The development will span around 6,500 square feet (including cellar space). Permits list Baltimore Select Properties LLC aka Select Redevelopment as the contractor, and a construction cost of $850,000.

Construction Nearly Complete at 2243 North Broad Street Near Temple University in North Philadelphia

A recent site visit by Philly YIMBY revealed that construction nears completion at a four-story mixed-use building at 2243 North Broad Street, a block to the north of the Temple University campus in North Philadelphia. Designed by Stuart G. Rosenberg Architects (SgRA), the structure spans 10,297 square feet and holds commercial space on the ground floor and seven residential units that range from studios to two-bedrooms. Features include full sprinkling, space for 15 bicycles, in-unit washer/dryers, and balconies in many of the units. Permits list Ascent Design and Builder LLC as the designer and a construction cost of $700,000.

Updated Height, Plans, and Renderings Surface for CHOP’s Inpatient Tower in University City, West Philadelphia

In recent years, the Children’s Hospital of Philadelphia has been in the process of expanding its University City campus via a $3.4 billion development plan, a major part of which is the $1.9 billion Inpatient Tower (aka New Patient Tower) proposed at 515 Osler Circle. Recently, a Philly YIMBY contributor has shared a pair of new renderings for the project. The Inpatient Tower was designed by Ballinger, with ZGF Architects (which has previously teamed up with CHOP to design its Medical Behavioral Unit) as the consultant and interiors/clinical architects. In addition, we present a separate drawing set consisting of a floor plan and building section, which reveal an updated structural height and a detailed building program. The schematics show that the tower will rise 434 feet and 23 stories tall and will span a total of 1.318 square feet, making for a significant addition to West Philadelphia’s already impressive medical sector.

YIMBY Looks at Amenities and Rental Units at The Vienna in Brewerytown, North Philadelphia

Earlier this month, Philly YIMBY has announced the completion of The Vienna, a five-story, 26-unit rental apartment building at 1539 North 26th Street in Brewerytown, North Philadelphia. The development was designed by KCA Design Associates, developed by Design Pro Development, and spans 29,042 square feet. Today we take an in-depth look into the building’s amenities and units.

Construction Progresses at 1600 North Front Street in Fishtown

Construction continues to progress at a five-story, 38-unit mixed-use building at 1600 North Front Street in Fishtown, Kensington. The project is situated at the northwest corner of North Front Street and West Oxford Street, next to the elevated Market-Frankford Street Line, and extends through the block to Hope Street to the west. Designed by KJO Architecture, the development will feature ground-floor retail, a 12-car garage, two elevators, and a roof deck. As of today, the building’s structural frame has been completed, though its paneled black and white facade remains to be installed.

Construction Anticipated for Seven-Story Building at 1321 North Front Street in Fishtown

A recent site visit by Philadelphia YIMBY has revealed that demolition has not yet begun at the site of a proposed seven-story mixed-use building at 1321 North Front Street in Fishtown, Kensington. Designed by NORR, the building will span 31,167 square feet and will contain 2,545 square feet of retail and 36 apartments. Permits list East Columbia and Memphis A. as the owner, Peroni Management Inc. as the contractor, and a construction cost of $4 million.

YIMBY Looks at The Parkside Fishtown, a 95-Unit Rental Development in Fishtown

In recent years, a development boom has added hundreds of new apartments to Fishtown, ranging from single-family houses to massive apartment complexes. One of the largest among these is The Parkside Fishtown, a 95-unit rental building completed last year at 2110 East Norris Street. The structure, situated on the south side of the block between North Front Street and Trenton Avenue, rises six stories and holds 85,985 square feet of interior space. Permits list HC Pody Company as the contractor and a construction cost of $12 million.
