As Facade Ascends at 2222 Market Street, YIMBY Looks Back at the Year’s Progress at the 295-Foot-Tall Office Building Rising in Center City West

The 25th place on Philly YIMBY’s December 2021 Development Countdown goes to the 295-foot-tall, 19-story office building under construction at 2222 Market Street in Center City West. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the development will feature 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail, as well as a 47-car underground garage. The structure is being built as the new headquarters for Morgan Lewis, a major law firm. Features will include ten-foot-high ceilings, floor-to-ceiling windows, several landscaped outdoor decks, flexible workspace plans, a conference center, a fitness center, Zoom conference rooms, expanded areas for servicing out-of-office visitors, and rooms with advanced audio technology to facilitate virtual court hearings.

Remote Work-Friendly Features Announced for 2222 Market Street in Center City West

A set of new remote work-friendly features has recently been revealed at 2222 Market Street, a 295-foot-tall, 19-story office building under construction in Center City West. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the building will offer 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail. Parking for 47 vehicles will be available in an underground garage. The development was built to spec for Morgan Lewis, a major law firm that will use the building as its new headquarters.

Construction Progresses at One uCity Square, Bringing 389,000 Square Feet of Office, Lab, and Retail to University City in West Philadelphia

The 29th Place on Philly YIMBY’s December 2021 Development Countdown goes to One uCity Square, a mixed-use building currently under construction in University City, West Philadelphia. Designed by ZGF Architects and developed by Wexford Science & Technology, the University City Science Center, and Ventas Inc., with Turner Construction as the contractor, the $280-million 13-story building will hold 389,000 square feet of office, laboratory, and retail space. The 250-foot-tall building, also known as Wexford One uCity Square, is part of the greater mixed-use uCity Square development, which will feature 10.5 million square feet within 15 existing and 10 newly-constructed buildings. New construction will account for three-quarters of the total square footage.

Permits Issued for 453-Unit Residential Building at 2621-67 Frankford Avenue in East Kensington

Permits have been issued for the construction of a six-story mixed-use development at 2621-67 Frankford Avenue in East Kensington. Designed by HDO Architecture, the new building will feature 453 apartments as well as commercial space on the ground floor, a parking garage, and a roof deck with a green roof. In total, the building will hold 412,703 square feet of space. Construction costs are estimated at $72 million.

Permits have been issued for the construction of a seven-story mixed-use building at 922-38 North Broad Street (aka 922 North Broad Street) in Francisville, North Philadelphia. Designed by Coscia Moos Architecture, the building will feature commercial space at the ground floor and 196 residential units on the floors above. The 176,679-square-foot structure will include a roof deck and a parking garage. Construction costs estimated at $20 million.

295-Foot-Tall Office Building Tops Out at 2222 Market Street in Center City West

The latest office building to be constructed in Center City since the Comcast Technology Center was completed in 2019 is the one currently rising at 2222 Market Street, located within the rapidly growing Center City West neighborhood. Designed by Gensler and developed by Parkway Commercial Properties, the building has recently topped out and now stands at its full height of 295 feet and 19 stories. The development will hold law office space, with the law firm Morgan, Lewis, Bockius LLP planning to occupy at least part of the structure. The tower is the second high-rise project to go up in the area in recent years, following the topping-out of the two Riverwalk buildings.

Philadelphia YIMBY Reveals Skyline Massings of Two Cathedral Square at 227 North 18th Street in Logan Square, Center City

YIMBY recently published the long-awaited reveal of the plans for Two Cathedral Square at 227 North 18th Street in Logan Square, Center City. The new building that will join the north side of the Philadelphia skyline as part of the Cathedral Square development. Developed by EQT Exeter and the Archdiocese of Philadelphia, the tower will soon rise to a height of 470 feet and will feature a curvy, angled parapet, standing 34 stories above ground. The building was designed by Solomon Cordwell Buenz, which has also designed Philadelphia buildings such as The Murano, The Laurel Rittenhouse, and 33 North 22nd Street. Updated plans have recently been released for Two Cathedral Square, a 470-foot-tall, 34-story mixed-use commercial and residential tower planned at 227 North 18th Street in Logan Square. Designed by Solomon Cordwell Buenz and developed by EQT Exeter, with Studio Bryan Hanes handling landscape design, the 700,000-square-foot-plus building is the largest component of Cathedral Square, a redevelopment master plan for the block-sized archdiocesan campus centered on the iconic Cathedral Basilica of Saints Peter and Paul. Permits have been issued for the construction of a 12-unit mixed-use building at 2215 North 7th Street in North Philadelphia East. Upon completion, the new building will rise four stories tall and will feature 15,649 square feet of space, which includes commercial space on the ground floor. James Clancy is the design professional listed, with Liberty Star Management INC the listed contractor. Construction costs are estimated at $2.1 million.

Cladding Underway at 2222 Market Street in Center City West

The structural frame continues to rise and cladding installation has started at 2222 Market Street in Center City West. The building will stand 318 feet and 20 stories high, and provide a significant amount of office space as it will take up nearly the entire block. The structure was designed by Gensler and developed by Parkway Commercial Properties, which previously owned the parking lot that had spanned the tower’s entire future footprint.
