As Facade Ascends at 2222 Market Street, YIMBY Looks Back at the Year’s Progress at the 295-Foot-Tall Office Building Rising in Center City West

The 25th place on Philly YIMBY’s December 2021 Development Countdown goes to the 295-foot-tall, 19-story office building under construction at 2222 Market Street in Center City West. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the development will feature 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail, as well as a 47-car underground garage. The structure is being built as the new headquarters for Morgan Lewis, a major law firm. Features will include ten-foot-high ceilings, floor-to-ceiling windows, several landscaped outdoor decks, flexible workspace plans, a conference center, a fitness center, Zoom conference rooms, expanded areas for servicing out-of-office visitors, and rooms with advanced audio technology to facilitate virtual court hearings.

A set of new remote work-friendly features has recently been revealed at 2222 Market Street, a 295-foot-tall, 19-story office building under construction in Center City West. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the building will offer 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail. Parking for 47 vehicles will be available in an underground garage. The development was built to spec for Morgan Lewis, a major law firm that will use the building as its new headquarters.

Construction Progresses at One uCity Square, Bringing 389,000 Square Feet of Office, Lab, and Retail to University City in West Philadelphia

The 29th Place on Philly YIMBY’s December 2021 Development Countdown goes to One uCity Square, a mixed-use building currently under construction in University City, West Philadelphia. Designed by ZGF Architects and developed by Wexford Science & Technology, the University City Science Center, and Ventas Inc., with Turner Construction as the contractor, the $280-million 13-story building will hold 389,000 square feet of office, laboratory, and retail space. The 250-foot-tall building, also known as Wexford One uCity Square, is part of the greater mixed-use uCity Square development, which will feature 10.5 million square feet within 15 existing and 10 newly-constructed buildings. New construction will account for three-quarters of the total square footage.

Permits have been issued for the construction of a six-story mixed-use development at 2621-67 Frankford Avenue in East Kensington. Designed by HDO Architecture, the new building will feature 453 apartments as well as commercial space on the ground floor, a parking garage, and a roof deck with a green roof. In total, the building will hold 412,703 square feet of space. Construction costs are estimated at $72 million.

The 176,679-square-foot structure will include a roof deck and a parking garage. Construction costs estimated at $20 million.
