Construction Complete at 3200 Capri Drive in Packer Park, South Philadelphia

A recent site visit by Philly YIMBY has revealed that constriction is complete at Renaissance Estates at 3200 Capri Drive in Packer Park, South Philadelphia. The residential complex consists of four multi-family buildings, each standing four floors and featuring 20 residential units, with five units on each floor. Each building contains 31,000 square feet of space and cost $1.5 million to construct. Packer Park Partnership LLC is the developer of the project, and Insite Construction Inc. is the contractor.

Development Anticipated at 1100 Wharton Street in Passyunk Square, South Philadelphia

Last July, Philly YIMBY shared the plans for a mixed-use development at 1100 Wharton Street in Passyunk SquareSouth Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the complex is anchored with a new six-story, 162,335-square-foot building with a 20,000-squarte-foot supermarket at the ground floor, 155 residential units, and a 4,000-square-foot roof deck. The development will also include a thorough rehabilitation of the block, which is also home to Wharton Lofts, a 71,360-square-foot mixed-use building with 45 residential units, a 51,010-square-foot office building, and 18,616-square-foot police station, and a fire station. The fire station, located at the northeast corner of South 12th Street and Reed Street, across from Columbus Square Park, will be demolished and relocated into a new building on the east side of the block at the intersection of South 11th and Reed streets; the six-story mixed-use building will rise in place of the fire station. In total, the block will hold 239 parking spaces, with 62 in the basement level of the mixed-use building, 94 surface spaces in the center of the block, and 83 off-site spaces. Work Stalled at Three-Story Mixed-Use Building Proposed at 1319-23 Schuylkill Avenue in Grays Ferry, South Philadelphia

Philly YIMBY’s recent site visit has revealed an apparently complete work halt at the site of the three-story mixed-use building proposed at 1319-23 Schuylkill Avenue in the Forgotten Bottom section of Grays Ferry in South Philadelphia, near the Schuylkill River waterfront. The structure is planned to rise from a 1,124-square-foot ground footprint and contain 3,275 square feet of interior space, with 1,050 square feet of commercial space in the basement through the first floor and 1,130 and 1,120 square feet per unit for the two residential dwellings on the floors above. The building will be fully sprinkled and will feature a roof deck, which, given the structure’s relatively prominent height, promises to offer sweeping views of the Center City and University City skylines. Permits list Emerald Properties of Phi. [sic] as the owner, Kevin J. O’Neill as the design professional, and Cormac McAller as the contractor. The cost of construction is specified at $425,000.

Riverwalk, also known as Riverwalk Philly, is a mixed-use development that rises at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the project is situated by the Schuylkill River waterfront consists of two high-rises that will hold a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the 362-foot-tall, 32-story, 380-unit south tower is still under construction. An In-Depth Look at 488-Unit Mixed-Use Complex Planned at 700-30 North Delaware Avenue in Northern Liberties

Last month, Philly YIMBY visited the site of a half-million-square-foot, 488-unit mixed-use complex planned at 700-30 North Delaware Avenue on the Delaware River waterfront in Northern Liberties, North Philadelphia. Designed by JKRP Architects, the complex will consist of two seven-story buildings, one spanning the east half of the lot at 700-30 North Delaware Avenue and another to the west at 711-35 North Front Street, with a retail-fronted pedestrian promenade between the two offering public space. While our recent site visit focused on the progress (or lack thereof) at the location, today we dig deeper into the design, its advantages, pitfalls, and still-extant opportunities for further improvement.
