Site prep activity has been spotted at 316-20 South 11th Street in Washington Square West, Center City. Nine townhomes are expected at the site. The project involves the demolition of an existing three-story parking garage. Demolition permits were issued in late January, so progress has been relatively slow since that time.
Renderings have been revealed for Byberry North Business Center, a large warehouse development proposed at 15000 Roosevelt Boulevard in Somerton, Northeast Philadelphia. The complex will include two warehouse structures with large surface lots and landscaping. The project will bring a combined 668,908 square feet of indoor space. Building 1 will host 338,208 square feet, with Building 2 containing 330,700 square feet. The adjacent parking lots will offer 559 parking spaces. Building 1 will have 51 truck loading dock spaces and 61 trailer storage spaces, while building two will have 45 truck loading dock spaces and 50 trailer storage spaces.
Permits have been issued for the parking garage at 1101-53 Chestnut Street, part of the East Market Phase 3 development in Market East, Center City. The garage will be situated underground beneath the two future towers with three levels of underground parking and 300 parking spaces, which will be shared between the two superstructures. t will include 37 compact parking spots with 15 spaces for preferential parking, as well as 15 electric vehicle spaces with chargers and eight ADA spaces, where two will be van-accessible. The garage will total 156,456 square feet and cost an estimated $42,357,933 to construct.
A master plan has been revealed in Wilmington, the most populous city in the the state of Delaware, located at the southwest periphery of the Philadelphia metro area, for an all-new neighborhood that will transform the Christina River waterfront. Designed by Robert A.M. Stern Architects, LLC, the plan, dubbed Riverfront East, will bring 4.7 million square feet of space, which includes 4,291 new residential units as well as 1.9 million square feet of commercial office space. Retail will occupy an additional 357,000 square feet. The development will also include four major green spaces as well as 650 on-street parking spaces and 8,900 spaces in parking garages.
In the late 1980s, in rapid succession, a series of skyscrapers broke through the long-held “Gentlemen’s Agreement” that unofficially restricted Philadelphia’s buildings from rising above the 548-foot-tall pinnacle of City Hall, creating the now-iconic skyline of Center City. While the skyscraper cluster transformed the area to the west of City Hall, the Market East district to the east continues to lag behind in terms of an imposing skyline. However, East Market Phase 3, developed by National Real Estate Development as part of the East Market complex and currently under construction at 1101-53 Chestnut Street, will boost the local skyline with a pair of towers rising 364 and 288 feet tall. The buildings will bring one million square feet of medical office, residential, and retail space to the neighborhood, and add a sizable public plaza.
