Cleared Site Awaits Construction of 426-Unit Complex at 918 North Delaware Avenue in Northern Liberties, North Philadelphia

Philly YIMBY’s recent site visit has revealed that little progress, if any, has been made over the past few months at the multi-building mixed-use complex planned at 918 North Delaware Avenue in Northern Liberties, North Philadelphia. Designed by L2Partridge and developed by Core Realty, the development, also known as 918-80 North Delaware Avenue, will consist of five seven-story buildings as well as a minor single-story one. The complex will hold a total of 418,480 square feet of space and offer 426 residential units.

Shuttered Building Awaits Demolition at Site of 34-Unit Townhouse Complex at 949 North Marshall Street in Northern Liberties, North Philadelphia

Although demolition and partial construction permits have been issued, Philly YIMBY’s recent site visit found no signs of ongoing activity at the site of the 34-unit townhouse complex planned at 949 North Marshall Street in Northern Liberties, North Philadelphia. Designed by Gnome Architects, the development will consist of homes each rising four stories tall. Each property will feature roof decks and rear balconies, and two-car garage, creating a total of 68 parking spaces within the development.

Site Awaits Construction of 488-Unit Mixed-Use Complex at 700-30 North Delaware Avenue in Northern Liberties, North Philadelphia

In August of last year, YIMBY reviewed then-recent plans for a half-million-square-foot, 488-unit mixed-use development proposed at 700-30 North Delaware Avenue in Northern Liberties, North Philadelphia, near the Delaware River waterfront. Designed by JKRP Architects, the complex will consist of two seven-story buildings, one at 700-30 North Delaware Avenue and another at 711-35 North Front Street, with a retail-fronted pedestrian promenade situated between the two. Although demolition permits have been issued, our recent site visit revealed that work has not yet begun at the site.

12-Story High-Rise Topped Out, Mostly Clad at Piazza Terminal in Northern Liberties, North Philadelphia

Philly YIMBY’s recent site visit has revealed significant construction progress at the Piazza Terminal, a multi-building mixed-use development that rises at 1075 Germantown Avenue in Northern Liberties, North Philadelphia. Designed by the BKV Group and developed by the Post Brothers, the 1.1-million-square-foot-plus complex will house 1,131 residential units within several mid- and high-rise buildings centered an expansive public promenade that will serve as an extension of the existing Liberties Walk. Our visit revealed that a 12-story, roughly 150-foot-tall building already stands topped out and boasts a mostly finished curtain wall, while the remaining structures are in various stages of progress.

Construction and Renovation Complete at The Corinthian and la Cour at 909 Corinthian Avenue in Fairmount, North Philadelphia

Construction is now fully complete at a two-building rental complex situated at 909 Corinthian Avenue in Fairmount (alternately Francisville), North Philadelphia. Developed by MM Partners, the project consists of The Corinthian, a renovated five-story, 110-year-old building, and la Cour, a newly-constructed, three-story, 14-unit building next door. Designed by Marshall Sabitini and built by Tester Construction, la Cour now appears fully complete, while The Corinthian sports a new logo emblazoned across its facade.

Vacant Lot Awaits Construction of 149-Unit Development at 801 North 19th Street in Francisville, North Philadelphia

Philly YIMBY’s recent site visit has revealed no signs of construction at the large, block-sized lot slated for a 149-unit residential development at 801 North 19th Street in Francisville, North Philadelphia. Designed by NORR, the complex will consist of a five-story, 115-unit apartment building as well as 34 three-story townhouses clustered around an interior courtyard and parking lot. The 104,596-square-foot multi-family building will offer units spanning between 498 to 1,004 square feet, an amenity area situated at the fifth floor, and 52 parking spaces in a basement garage.

Permits Issued for 3449 Scotts Lane in East Falls, Northwest Philadelphia

Partial permits have been issued for a large multi-family development proposed at 3449 Scotts Lane in East Falls, Northwest Philadelphia. Designed by DesignBlendz and developed by the Stamm Development Group, the complex will contain four multi-family buildings totaling 220 residential units and spanning 190,147 square feet of space. The plan will include 220 accessory parking spaces, with 149 set in an underground garage and 71 on the surface.

A Look at Early Iterations of Liberty Place When It Was Planned to Rise Under 500 Feet in Height

The Liberty Place complex in Center City is known for being the first building in Philadelphia to dramatically break the unofficial 548-foot height limit that was set by the statue of William Penn on top of City Hall. Upon completion, One and Two Liberty Place were the tallest skyscrapers on the skyline, standing at a height of 945 and 848 feet, respectively. The towers were designed by Helmut Jahn and developed by Rouse and Associates, which eventually became Liberty Property Trust. In this feature, Philadelphia YIMBY takes a look back at a number of early iterations of the complex when the towers were planned to stand around or under 500 feet in height.

Construction Work Underway at Oxford Row in Fishtown

Construction work is underway on Oxford Row, a townhouse complex located at 1408-18 Oxford Street in Fishtown, Kensington. Designed by Ambit Architecture, the development will consist of seven new single-family residences, each rising four stories tall. A drive aisle will cut across the sidewalk where a small parking lot for residents will be located at the rear of the development.

Permits Issued for 2401 Washington Avenue at Innovator Village in Graduate Hospital, South Philadelphia

Permits have been issued for 2401 Washington Avenue, Building A, part of the Innovator Village development in Graduate Hospital, South Philadelphia. Upon completion, the development will rise four stories tall and will feature 28 residential units as well as a parking garage. In total, the building will hold 25,264 square feet of space, with construction costs estimated at $3.2 million. The building shares its address with Innovator Village, an under-construction development that brings 82 residential units to the area, many of which have already been sold.
