Construction Underway at The Views at Penn Treaty at 1143-51 North Delaware Avenue in Fishtown, Kensington

Construction is underway at The Views at Penn Treaty at 1143-51 North Delaware Avenue, a residential development in Fishtown, Kensington, consisting of 19 luxury townhouses sited on the Delaware River waterfront. Each of the townhouses rises four stories plus an upper level with two roof decks and a pilot house. The development ranks among the city’s most luxurious real estate offerings. According to the official website, prices begin at roughly $1.9 million. The townhouses will span from 3,966 to 5,500 square feet and will feature three to five bedrooms, private elevators, two-car garages, and private access to adjacent Penn Treaty Park. Gotham Bedrock, LLC and The Cohen Team at Keller Williams Philadelphia are the developers behind the project, with Abitare Design Studio as the architect.

However, a series of recent projects are adding significant density to the junction. The Pickle Factory, a four-story apartment building located at 1841 North 19th Street, is wrapping up construction in the neighborhood of Cecil B. Moore, just outside of Temple University in North Philadelphia. The project brings a large number of new units to the neighborhood, further increasing local density. The building is designed by KJO Architecture. Axe Development LLC is the developer for the project.

Permits have been filed for the construction of a three-story, 78-unit residential structure at 2610-16 West Fletcher Street in Strawberry Mansion, North Philadelphia. The property sits between North 26th Street and North 27th Street. The new building will take up a footprint of 95,520 square feet and the building itself will offer 61,611 square feet of floor space. A community center will also be included in the project, as well as a surface parking lot. The project’s estimated construction costs are approximated $12.5 million.
