Permits have been issued for the construction of a three-story, 12-unit apartment building at 1618 North 54th Street in Hestonville, West Philadelphia. The development will replace a vacant lot on the west side of the block between Lansdowne Avenue and Hunter Street. Designed by Haverford Square Designs, the building will span 10,000 square feet and will feature a basement and full sprinkling. Permits list Omega Home Builders as the contractor and a construction cost of $400,000.

Permits have been issued for two three-story multi-family buildings at 1232 and 1236 West Erie Avenue in Juniata in Upper North Philadelphia. Designed by Parallel Architecture Studio, each building will contain three residential units, for a combined total of six apartments. The structure at 1232 West Erie Avenue will hold 4,167 square feet of space, while the building at 1236 West Erie Avenue will hold 4,381 square feet of space. Both buildings will cost $300,000 to construct, according the permits.

Construction is well underway at a three-story single-family rowhouse at 1512 North 25th Street in Brewerytown, North Philadelphia. The project replaces a vacant lot on the west side of the block between Jefferson Street and West Oxford Street. Designed by Plato Studio (led by Plato Marinakos, Jr.), the structure will span 3,943 square feet and feature a basement, a roof deck, and full sprinkling. Permits Issued for 1772 North Front Street in Olde Kensington

Permits have been issued for a multi-family renovation and addition to an existing three-story pre-war rowhome at 1772 North Front Street in Olde Kensington. Designed by Lo Design, the project will add additional floor space to the existing structure while the remainder of the space will be renovated. Four apartments will be included in the project, as well as a commercial space on the ground floor facing Front Street. In total, the building will span 7,505 square feet of space, of which 725 square feet will be located within the addition. Construction costs are listed at $1 million.

Rowhouse Construction Anticipated at 1238 North Howard Street in Fishtown

In October 2020, Philadelphia YIMBY reported that permits have been filed for a single-family rowhouse at 1238 North Howard Street near the junction of Fishtown and Olde Kensington. Our recent site visit has revealed that no construction has taken place since, though an updated construction permit issued this January indicates that the project is still under development. Designed by Interface Studio Architects and developed by Callahan Ward (which also serves as the contractor), the building will rise three stories plus basement, span 1,539 square feet, and feature a back yard and a roof deck.

Permits have been issued for the construction of a multi-family building at 2401 Harlan Street in Sharswood, North Philadelphia. The new building will rise three stories tall once completed. There will be six residential units within the structure, adding a solid density boost for such a small parcel. In total, the new building will hold 3,884 square feet of space. Construction Slowly Progresses at 2301 Frankford Avenue in Fishtown, Kensington

Philadelphia YIMBY’s recent site visit revealed that construction is crawling along at a snail’s pace, if it has not stalled outright, at a mixed-use development at 2301 Frankford Avenue in Fishtown, Kensington. Designed by Ian Smith Design Group, the project adds a three-story rear addition to a three-story prewar building and two smaller adjacent structures at the eastern corner of Frankford Avenue and East Dauphin Street. The finished structure will feature ground-floor commercial space and six residential units, as well as a cellar and full sprinkling. Permits list Black Oak Builders as the contractor and a construction cost of $312,000.

Façade installation is making progress on a townhouse complex rising at 710-20 Montrose Street in Bella Vista, South Philadelphia. In total, the development is bringing five new homes to the block. The development rises at the corner of Beulah Street next to the St. Mary Magdalen de Pazzi Church, on a plot owned by the Archdiocese of Philadelphia. Each one of these homes will rise four stories tall, and hold just over 3,000 square feet of space.
