Permits have been issued for the construction of a three-story, 20-unit residential building at 3611 Haverford Avenue in Mantua, West Philadelphia. The building is proposed at a vacant lot on the north side of the block between North 36th and North 37th streets. The development will span 15,800 square feet of interior space (lending an average of just under 800 square feet per unit) and will feature full sprinkling. Permits Issued for 404-Unit Development at 650 Fairmount Avenue in Northern Liberties, North Philadelphia

Permits have been issued for the construction of a massive multi-family development planned at 650 Fairmount Avenue in Northern Liberties, North Philadelphia. Designed by ISA Architects, the complex will contain a total of 407 residential units, 60 of which will be affordable, situated within two large apartment buildings and a series of townhouses. The apartment buildings will each rise six stories tall. The first will hold 231,346 square feet of interior space with 207 residences and a roof deck, and will cost $17.6 million to build. The second building offer 90 units, with 97,475 square feet of interior space and a construction cost estimated at $7.1 million. Also included in the development will be 21 single-family homes, 28 duplexes, and 10 triplexes, all available for sale. The complex will offer parking for 221 cars and 111 bicycles.

Permits Issued for Six-Unit Apartment Building at 147-49 North Gross Street in Haddington, West Philadelphia

Permits have been issued for the construction of a three-story, six-unit apartment building at 147-49 North Gross Street in Haddington, West Philadelphia. The structure will replace a vacant lot located on the east side of the block between Arch and Race streets, which faces the Haddington Woods urban forest on the opposite side of the street. Permits call for a ground footprint spanning 3,222 square feet, interior floor space measuring 5,450 square feet (which allocates around 900 square feet per typical unit), and features that include full sprinkling, a basement, and roof decks. SNB Investment Group is the listed owner, with Anthony Maso as the design professional and ATG Construction LLC as the contractor. Construction costs are listed at $600,000.

Construction is now fully complete at a two-building rental complex situated at 909 Corinthian Avenue in Fairmount (alternately Francisville), North Philadelphia. Developed by MM Partners, the project consists of The Corinthian, a renovated five-story, 110-year-old building, and la Cour, a newly-constructed, three-story, 14-unit building next door. Designed by Marshall Sabitini and built by Tester Construction, la Cour now appears fully complete, while The Corinthian sports a new logo emblazoned across its facade.

Permits have been issued for the construction of an eight-unit mixed-use building at 1514 North American Street in Olde Kensington. Upon completion, the new building will rise three stories tall and hold 9,963 square feet of space. A commercial space will sit at the ground floor. A pilot house will lead to the roof of the building. Kevin O’Neill is listed as the design professional behind the project, with Sparti Construction listed as the contractor. Construction costs are listed at $1,245,375.

Permits Issued for Three-Unit Building at 2421 North 7th Street in North Philadelphia East

The stunning resurgence of the long-devastated interior of North Philadelphia East continues unabated. Following a string of recent residential submissions in the immediate vicinity, permits have been issued for yet another addition to the neighborhood, this time at 2421 North 7th Street. The building will replace part of a large vacant lot situated on the east side of the block between West York Street and West Cumberland Street, a few blocks to the northeast of Temple University. The submission calls for a ground footprint of 1,280 square feet, interior area of 2,559 square feet (which translates to around 850 square feet per apartment), and a roof deck. Permits list Old Kensington Holdings L. as the owner, Christopher Menna as the design professional, and JPL Construction Inc. as the contractor, the latter being a team behind many of the recently-proposed surrounding developments. Construction costs are specified at $180,000.

Permits have been issued for the construction of two three-story, three-unit residential buildings at 6602 and 6604 Lansdowne Avenue in Carroll Park, West Philadelphia. The adjacent structures will rise on a vacant lot just off the intersection of Landsowne Avenue and North 66th Street. The two appear to be developed in conjunction as the same team is listed for each, and will apparently be twinned as the pair shares the exact same figures. Each building will span a ground footprint of 1,484 square feet, contain 3,051 square feet of interior space (granting an average of around 1,000 square feet per unit), and feature full sprinkling. Permits for each property list City Block Acq VIII LLC as the owner, Scott Woodruff as the design professional, and AIMES LLC as the contractor.
