A six-story, pre-war structure at 1810 Chestnut Street in Rittenhouse Square is slated for a vertical extension that would boost it to a height of 312 feet and 20 stories while preserving the historic facade. The development will feature retail at the ground level, parking in the basement, and residences on the upper floors.
For well over a decade, a parking lot at 1301 Market Street spanned much of the block located just east of City Hall. Jefferson Health has already made a great impact on the Market East neighborhood in Center City, yet the campus keeps expanding. In December 2017, the hospital has announced a major lease at 1101 Market Street, long known as the Aramark Tower. The expansion continues as Jefferson is planning a 400-foot Jefferson Health Care Specialty Care Pavilion at 1101 Chestnut Street with 750,000 square feet of medical office space, as well as a 329-foot-tall proposal next door at 1153 Chestnut Street, slated to contain 250,000 square feet of residential space. The two towers, collectively known as East Market Phase 3, will replace a block-spanning, mid-rise commercial and garage structure, which has been recently demolished. Rumors about development at the lot at 2100 Market Street at the boundary of Rittenhouse Square and Center City West have circulated for a long time, with the site being perfectly suited for a new tower. Though there has been no official announcement from Brandywine Realty Trust, the company website shows a project rendering as part of a greater graphic. The new tower will sit on a lot that measures nearly 29,000 square feet.
The skyscraper cluster of Center City is seeing a sustained demand for hotels. The first Hyatt Centric Hotel in the city of Philadelphia stands at 1620 Chancellor Street and will soon welcome visitors. The 179-foot, 13-story, 175,000-square-foot building will offer 332 guestrooms with a 40-suite addition at the corner of South 17th and Chancellor streets.
