A recent site visit by Philly YIMBY has discovered notable construction visit at Broad Street Flats, a seven-story mixed-use development rising at 701 South Broad Street in HawthorneSouth Philadelphia, since our last visit in April. Furthermore, a recent zoning submission indicates that the project’s name has been updated to Ovation, though the Broad Street Flats moniker also appears retained, at least for the time being. Designed by PZS Architects, the building will span 50,462 square feet (or 49,950 according to zoning blueprints) and feature commercial space and 50 residential units. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

Permits have been issued for the construction of a four-story, ten-unit apartment building at 2006 West Girard Avenue in FrancisvilleLower North Philadelphia. The development, sited on a partially occupied through-block lot stretching from Girard Avenue to the north to Cambridge Street to the south, with the three-story, three-unit prewar rowhouse on Girard to remain and the new building to rise from a vacant site on Cambridge. Designed by CANNOdesign, the new building will feature balconies in select units, two private roof decks, and parking for four bicycles. YIMBY Shares Detailed Plans for 12-Story Building at 4746-48 Spruce Street in Garden Court, West Philadelphia

Earlier this month, Philly YIMBY shared the news regarding plans for a 12-story, 170-unit mixed-use high-rise development proposed at 4746-48 Spruce Street in Garden Court (alternately Walnut Hill), West Philadelphia, going before the Civic Design Review. Today we venture beyond the brief overview we presented with the earlier news break to share an extensive package of plans and diagrams that were presented within the CDR submission. Designed by PZS Architects, the project will allocate 149,590 square feet for apartments, 5,700 square feet of residential amenities, around 29,000 square feet of indoor commercial space (plus a 1,500-square-foot commercial tenant terrace) and parking for around 28 cars and 76 bicycles. Although demolition permits have been issued in May, no comprehensive construction permits have yet been issued; however, the project may proceed as of right as it conforms with the zoning code and requires no variances, and has already received a preliminary review and approval.

Designed by Ruggiero Plante Land Design, with ANC Builders Inc. as the contractor, each building rises three stories and spans 2,298 square feet. The the buildings share a common rear drive aisle, which is used to access in-building garages. Permits list construction costs of $200,000 per structure, which puts the total project construction cost at $1.6 million.
