Permits have been issued for the construction of a four-story, ten-unit apartment building at 2006 West Girard Avenue in Francisville, Lower North Philadelphia. The development, sited on a partially occupied through-block lot stretching from Girard Avenue to the north to Cambridge Street to the south, with the three-story, three-unit prewar rowhouse on Girard to remain and the new building to rise from a vacant site on Cambridge. Designed by CANNOdesign, the new building will feature balconies in select units, two private roof decks, and parking for four bicycles. Permits list GRIT Construction as the contractor and a construction cost of $2.2 million.

Permits have been issued for the construction of a five-story, ten-unit mixed-use building at 1139-41 North 3rd Street in Northern Liberties, North Philadelphia. Designed by Gnome Architects and developed by Zatos Investments, the new building span 15,324 square feet and feature roof decks accessible via pilot houses. The ground and basement levels of the building will house a commercial/industrial space. Some apartments will have access to partially covered parking space at the building’s rear. Permits list construction costs at $1.6 million.

The property is situated on the northeast side of the block between East Washington Lane and East Duval Street. Designed by KJO Architecture, the building will span 56,140 square feet and will feature elevator service, a partial basement, a courtyard, balconies, parking for 24 bicycles, and a green roof.

The building will replace a vacant lot on the north side of the block between North Lee Street and North Water Street. Designed by 24/7 Design Group, the wood-framed building will rise 38 feet to the top of the main roof, 41-and-a-half feet to the parapet, and 46 feet to the top of the pilot house. Permits have been issued for the construction of the foundation at 12+Sansom, a 240-foot-tall, 20-story residential high-rise under construction at 123 South 12th Street (alternately 123-27 South 12th Street) in Midtown Village, Center City. Designed by Studios Architecture and developed by Greystar Real Estate Partners, with BLT Architects as the architect of record and Clemens Construction Company as the contractor, the building will offer 399 rental units and 10,844 square feet of retail. The structure will rise from a 33,462-square-foot footprint and hold 370,860 square feet of floor space. The cost of foundation work is listed at $6 million, which amounts to nearly five percent of the previously listed total construction cost of $132.25 million.
