Permits have been issued for the construction of a four-story, seven-unit apartment building at 4023 Haverford Avenue in Haverford North, West Philadelphia. The development will replace a three-story rowhouse located on the north side of the block between North 40th and North Preston streets. Designed by the 24 Seven Design Group, the building will span 10,134 square feet and will feature a basement. Permits list Gazi Ataseven as the contractor a construction cost of $1.5 million.

Designed by Haverford Square Designs, the building will feature parking for four bicycles, a basement, and a large roof deck reserved for the penthouse unit. The structure will replace a vacant lot on the east side of the block between Jefferson and West Oxford streets. Designed by Plato Marinakos of Plato Studio, the building will span 10,162 square feet and feature a cellar and a roof deck. Prestige Design appears to be both the owner and contractor, with permits listing Prestige Design on Germantown as the owner of the site and Ofir Komerian of Prestige Design on Girard as the contractor. Construction costs are specified at $260,000.

Permits have been issued for the construction of a four-story, eight-unit mixed-use building at 2059 Germantown Avenue near Temple University in North Philadelphia East. The development will rise from a vacant lot at the southeast corner of the intersection of Germantown Avenue and Diamond Street. Designed by Plato Marinakos of Plato Studio, the building, alternately known as 2059-63 Germantown Avenue, will span 16,121 square feet and will feature 1,297 square feet of commercial space, elevator service, a cellar, and a roof deck, which promises to offer sweeping skyline views thanks to the structure’s prominence. Prestige Design is apparently both the owner and contractor, with permits listing Prestige Design on Germantown as the owner (at least on the blueprints; Amorski Investments LP is listed as the owner on the Department of Licenses and Inspections website) and Ofir Komerian of Prestige Design on Girard as the contractor. Construction costs are specified at $1.8 million.

The development, sited on a partially occupied through-block lot stretching from Girard Avenue to the north to Cambridge Street to the south, with the three-story, three-unit prewar rowhouse on Girard to remain and the new building to rise from a vacant site on Cambridge. Designed by CANNOdesign, the new building will feature balconies in select units, two private roof decks, and parking for four bicycles. Permits list GRIT Construction as the contractor and a construction cost of $2.2 million.
