Permits have been issued for the construction of two identical three-story single-family rowhouses at 1420 North Etting Street and 1444 North Etting Street in Brewerytown, North Philadelphia. The two buildings will be constructed upon two non-contiguous vacant lots on the west side of the street between Master Street and Jefferson Street. Designed by Moto Designshop, each building will hold 1,353 square feet of floor space. Permits list the Philadelphia Land Bank as the owner and specify Spruce Builders as the contractor.

Designed by the 24/7 Design Group, the structure will span 1,720 square feet and will feature a rear terrace and a roof deck. Permits list D and V Contractors as the contractor.

The building will rise three stories tall and contain six residential units, all being apartments. Designed by Here’s The Plan LLC, the structure will yield 6,600 square feet of space. Omega Home Builders is the contracting firm behind the project.

The structure will rise from a vacant lot on the northeast corner of West Cumberland and North Franklin streets. Designed by Haverford Square Designs, the development will span 7,252 square feet and will feature a raised cellar, a roof deck, and parking for five bicycles. Permits list Eugene Naydovich of Fitler Development as the contractor and specify a construction cost of $1 million.

Permits have been issued for the construction of a six-story, 31-unit apartment building at 326 North 12th Street in Callowhill, Lower North Philadelphia. The development will replace a parking lot bound by North 12th Street to the east, Wood Street to the south, and Carlton Street to the north. The new building will span 30,075 square feet and will feature an elevator, a 690-square-foot live/work office, an 832-square-foot roof deck, a parking garage for seven cars, and storage for 11 bicycles. The development team includes the Regis Group as the developer, Vikara Social Development as the owner’s representative, CANNOdesign as the architect, and the Regis Development Corp. as the contractor. Permits specify a construction cost of $3.2 million, of which $200,000 is allocated toward excavation.

Permits list JA Builders as the contractor and specify a construction cost of $997,255, of which $10,000 is allocated toward excavation work.

Moore, Lower North Philadelphia, near Temple University; today we share additional information and imagery for the development. The project will replace a vacant lot situated on the southwest corner of Master Street and North 17th Street. Designed by Here’s The Plan, LLC, the structure will span 6,300 square feet and will feature a roof deck. Permits list Omega Home Builders as the contractor.

The structure will span a triangular block bound by Girard Avenue to the north, North Howard Street to the east, and O’Neill Street to the southwest, replacing a bank and its associated parking lot. Designed by Studio HS4, the structure will feature 57,000 square feet of residential space, 3,500 square feet of commercial space at the ground floor, and parking for 11 cars and 28 bicycles. Permits list the Ferraro Construction Group as the contractor.
