295-Foot-Tall Office Building Tops Out at 2222 Market Street in Center City West

The latest office building to be constructed in Center City since the Comcast Technology Center was completed in 2019 is the one currently rising at 2222 Market Street, located within the rapidly growing Center City West neighborhood. Designed by Gensler and developed by Parkway Commercial Properties, the building has recently topped out and now stands at its full height of 295 feet and 19 stories. The development will hold law office space, with the law firm Morgan, Lewis, Bockius LLP planning to occupy at least part of the structure. The tower is the second high-rise project to go up in the area in recent years, following the topping-out of the two Riverwalk buildings.

YIMBY recently published the long-awaited reveal of the plans for Two Cathedral Square at 227 North 18th Street in Logan Square, Center City. The new building that will join the north side of the Philadelphia skyline as part of the Cathedral Square development. Developed by EQT Exeter and the Archdiocese of Philadelphia, the tower will soon rise to a height of 470 feet and will feature a curvy, angled parapet, standing 34 stories above ground. The building was designed by Solomon Cordwell Buenz, which has also designed Philadelphia buildings such as The Murano, The Laurel Rittenhouse, and 33 North 22nd Street. Updated plans have recently been released for Two Cathedral Square, a 470-foot-tall, 34-story mixed-use commercial and residential tower planned at 227 North 18th Street in Logan Square. Designed by Solomon Cordwell Buenz and developed by EQT Exeter, with Studio Bryan Hanes handling landscape design, the 700,000-square-foot-plus building is the largest component of Cathedral Square, a redevelopment master plan for the block-sized archdiocesan campus centered on the iconic Cathedral Basilica of Saints Peter and Paul. Permits Issued for 12-Unit Building at 2215 North 7th Street in North Philadelphia East

Permits have been issued for the construction of a 12-unit mixed-use building at 2215 North 7th Street in North Philadelphia East. Upon completion, the new building will rise four stories tall and will feature 15,649 square feet of space, which includes commercial space on the ground floor. James Clancy is the design professional listed, with Liberty Star Management INC the listed contractor. Construction costs are estimated at $2.1 million.

Cladding Underway at 2222 Market Street in Center City West

The structural frame continues to rise and cladding installation has started at 2222 Market Street in Center City West. The building will stand 318 feet and 20 stories high, and provide a significant amount of office space as it will take up nearly the entire block. The structure was designed by Gensler and developed by Parkway Commercial Properties, which previously owned the parking lot that had spanned the tower’s entire future footprint.

Renderings revealed for 1148 Frankford Avenue in Fishtown

Renderings have been revealed for a 60-unit mixed-use development at 1148 Frankford Avenue in Fishtown. The development will entail the renovation of a historic bank building, as well as a new five-story structure on the remainder of the site. A 2,600-square-foot commercial space will be located on the ground floor, while the upper floors will hold 12 studios, 32 one-bedroom apartments, and 16 two-bedrooms. The complex will feature spaces for 20 cars and 20 bicycles. A roof deck and green roof will be located atop the building, with an additional 450-square-foot deck situated on the second floor.

Permits have been issued for the construction of a six-story, multi-use building at 2243-45 North Front Street in East Kensington. Upon completion, the building will feature a basement, commercial space on the ground floor, and ten residential units. In total, the building will hold 11,389 square feet of space. Lonny Rossman is listed as the design professional and Pinhas Malka as the contractor. Construction costs are specified at $1.8 million.

Renderings have been revealed for a five-story, 35-unit mixed-use development planned at 102-112 Park Avenue in Swarthmore, PA, a town located in Delaware County to the southwest of Philadelphia. Designed by Bernardon, the building will include retail space on the ground floor with residential units above. The project will also feature a garage.

Permits have been issued for interior alterations at a mix-use new construction building at 1111-17 South Broad Street in Graduate Hospital, South Philadelphia. The permit lists the addition of a new bank at the ground floor with new wall partitions, finishes, and furnishings. The total construction area will is listed at 1,931 square feet.
